About the position

The Director of Leasing at Dollar Tree Stores is a pivotal role responsible for overseeing the growth and relocation strategy of the company's real estate portfolio within a specified region. This position is crucial for managing a portfolio that includes over 200 new store openings, ensuring that each transaction aligns with the financial and operational objectives of the company. The Director will be based in the Greater Salt Lake City Area and will play a key role in training and managing a team of Real Estate Managers. This team will focus on strategically locating stores, adhering to site selection criteria, and managing related processes effectively. In this role, the Director will oversee the entire site-specific real estate process, ensuring that all document flows related to real estate development projects are handled efficiently. The responsibilities also include approving negotiated deals, negotiating relocations and expansions of existing stores, and managing lease renewal modifications where applicable. The Director will be expected to maintain a high level of organization and communication, as they will be the point of contact for various stakeholders involved in the real estate transactions. The position requires a proactive approach to managing a significant workload, with the ability to prioritize projects effectively. The Director must possess strong communication skills, both written and verbal, and demonstrate excellent time management abilities. Attention to detail is critical, as is the ability to maintain confidentiality regarding sensitive information. With a minimum of 10 years of experience in retail real estate and at least 8 years of experience managing a team, the ideal candidate will be customer service-oriented and capable of working independently in a fast-paced environment.

Responsibilities

  • Manage a portfolio of 200+ new store openings.
  • Train and manage a team of Real Estate Managers to strategically locate stores and adhere to site selection criteria.
  • Ensure real estate transactions meet the financial and operating objectives of the Company.
  • Oversee the site-specific real estate process.
  • Manage all document flow related to real estate development projects.
  • Responsible for site selection of new stores.
  • Approve negotiated deals.
  • Negotiate relocations and expansions of existing stores for Real Estate Committee approval.
  • Negotiate lease renewal modifications for existing stores where applicable.

Requirements

  • Minimum 10 years' experience in retail real estate with in-depth market and industry knowledge.
  • Minimum of 8 years' experience managing a team of people.
  • Proven communication skills both written and verbal.
  • Good time management skills and excellent attention to detail.
  • A proven track record of successfully managing multiple real estate projects in a fast-paced work environment.
  • Ability to maintain confidential information.
  • Customer service oriented.
  • Able to work independently and highly organized.
  • Extensive computer experience to include MS Office Suite.
