About the position

Summit Property Management (Texas) is seeking a dynamic and results-driven Marketing Director to lead and execute comprehensive marketing initiatives for its multi-family portfolio. This role focuses on analyzing traffic sources, optimizing digital marketing efforts, and executing successful media launches for new asset takeovers, while collaborating closely with property management teams and vendor partners to drive visibility, engagement, and occupancy growth.

Responsibilities

  • Monitor and analyze website traffic, lead generation, and conversion metrics to assess the effectiveness of marketing campaigns.
  • Utilize analytics tools (e.g., Google Analytics, CRM software) to track and report on traffic sources, visitor behavior, and overall digital performance.
  • Identify opportunities for optimization and adjust marketing strategies to maximize ROI across various channels.
  • Develop, implement, and optimize comprehensive digital marketing strategies across SEO, SEM, email marketing, social media, and online advertising.
  • Work closely with internal teams and third-party vendors to develop targeted digital campaigns that increase website traffic, generate high-quality leads, and promote brand awareness.
  • Oversee paid media efforts (Google Ads, social media ads, etc.) focusing on performance-driven results.
  • Ensure websites are regularly updated with relevant content, imagery, and calls to action that align with business objectives.
  • Oversee the management of social media channels (Facebook, Instagram, LinkedIn, etc.), ensuring timely content posting, engagement with followers, and a consistent brand voice across platforms.
  • Leverage social media platforms to drive traffic and engage potential residents, building a community around the property brand.
  • Lead the marketing efforts for new property takeovers, including crafting and executing media strategies for property launches.
  • Coordinate and implement property photo and video shoots, creating compelling digital and print assets for property marketing campaigns.
  • Ensure smooth transitions and effective marketing launches for newly acquired properties, including website creation or updates, social media rollouts, and press releases.
  • Conduct regular market research to stay current with industry trends, competitor strategies, and consumer behavior.
  • Provide actionable insights based on competitive analysis to refine marketing strategies and improve performance metrics.
  • Adjust and adapt campaigns based on market shifts, resident feedback, and business goals.
  • Provide detailed reporting on marketing performance, traffic sources, conversion rates, and budget adherence.
  • Present marketing results and strategy recommendations to senior leadership and property teams.
  • Lead a team of marketing professionals, providing guidance, training, and mentorship to ensure high-performance outcomes.
  • Collaborate with property management teams, sales, leasing, and external agencies to align marketing efforts with occupancy goals and business objectives.
  • Foster strong relationships with vendors, designers, photographers, and media partners to enhance campaign effectiveness.

Requirements

  • 5+ years of marketing experience, with at least 3 years in the multi-family or real estate sector.
  • Proven track record in digital marketing, analytics, and campaign management.
  • Strong analytical skills with the ability to interpret data and make data-driven decisions.
  • Expertise in digital marketing platforms (Google Analytics, Facebook Business Manager, Google Ads, SEM, SEO).
  • Experience in content creation, copywriting, and social media strategy.
  • Familiarity with property management software (Yardi, AppFolio, RealPage) and CRM tools.
  • Knowledge of the multi-family housing industry and trends is highly preferred.
  • Excellent project management and organizational skills.
  • Creative thinker with the ability to craft compelling, on-brand messaging.
