About the position

Continental Properties is seeking a highly skilled Director of Multifamily Acquisitions to join our dynamic team. In this pivotal role, you will be responsible for identifying and securing approval for the development of market rate, attainable, and build-to-rent communities. Your leadership will guide a multi-disciplined project team through the entire project lifecycle, which includes site identification, due diligence, entitlement, permitting, and construction. You will report directly to the Vice President of Acquisitions Leader, ensuring that all projects align with the company's strategic goals and objectives. As the Director of Multifamily Acquisitions, you will evaluate regional and local market fundamentals to identify target submarkets and create clear market strategies for each. Your expertise will allow you to develop a deep understanding of each market, becoming a local expert. You will assess potential sites based on Continental's site selection criteria and conduct comprehensive financial analyses to determine the viability and profitability of these sites. Building and maintaining relationships with landowners will be crucial, as you will negotiate all business points related to site acquisition. Additionally, you will complete risk/reward analyses and identify critical paths for project success. A thorough understanding of the pro-forma, including total project costs, revenue projections, and cash flows, will be essential in determining how each variable affects return on investment. You will present projects to the Investment Committee and external partners, including lenders, investors, and municipal staff/politicians, while ensuring that you meet the annual pipeline and groundbreaking goals set by the company.

Responsibilities

  • Evaluate regional and local market fundamentals to identify target submarkets.
  • Create clear market strategies for each target market; develop an understanding of each market and become a local expert.
  • Evaluate sites based on Continental's site selection criteria and complete financial analysis to determine viability and profitability of potential sites.
  • Develop and maintain relationships with landowners including negotiating all business points for the site acquisition.
  • Complete risk/reward analysis; identification of critical path.
  • Understand the pro-forma including total project costs, revenue projections, cash flows and how each variable affects return.
  • Present projects to Investment Committee and external partners such as lenders, investors and municipal staff/politicians.
  • Meet the annual pipeline and groundbreaking goals.

Requirements

  • Bachelors Degree in Real Estate, Finance, or Business required.
  • Maintain a presence in each market with a deep network of local relationships.
  • Experience completing a deal from start to finish; existing skills in all transactional areas of development.
  • Proven track record of success in the real estate industry, demonstrated knowledge of what it takes to make a project site successful.
  • Builds relationships to support team collaboration, understands how to navigate through and anticipate challenges, easily adapts to find thoughtful solutions.
