About the position

The Director of Operations, Commercial for Austin, Texas is responsible for overseeing the financials and operations of a portfolio of parking facilities, ensuring professional management 24/7. This role supports the Assistant General Manager and promotes a people-first culture, focusing on employee development and client satisfaction. The Director will maintain client relationships, manage budgets, and lead a team to achieve operational goals while embodying the company's values.

Responsibilities

  • Maintain multiple client accounts, including commercial garages and surface lots.
  • Develop client relationships and ensure business retention.
  • Maximize revenue, manage expenses, and enhance customer satisfaction.
  • Assist with business development, proposals, presentations, and transitions for new locations.
  • Lead, direct, and develop a team of managers and employees to achieve goals.
  • Identify high potential employees for organizational growth.
  • Plan and execute the opening of new locations within the portfolio.
  • Prepare budgets and conduct monthly profit/loss reviews by location.
  • Organize and narrate parking management skills for Facilities Managers and Assistant Managers.
  • Implement and deliver all contractual requirements between LAZ Parking and clients.
  • Prepare financial and operational reports as required.
  • Manage, plan, schedule, train, and direct Facilities Managers and Assistant Managers.
  • Serve as a liaison to parking patrons and stakeholders affected by operations.
  • Oversee event operations within LAZ Parking.
  • Monitor and analyze market rate structures.
  • Complete additional projects and initiatives as assigned.

Requirements

  • Understanding of P&L's.
  • Ability to run monthly client reports.
  • Ability to manage the client-LAZ relationship.
  • Willingness to travel to different locations as needed.
  • Bachelor's Degree or equivalent work experience.
  • Ability to work evening hours and weekends as needed.
  • Strong customer service skills.
  • Ability to facilitate coaching conversations with employees and managers.
  • Ability to lead others to overcome challenges.
  • Excellent team-building and interpersonal skills.
  • Ability to work independently and multi-task.
  • Professional communication skills with all organizational levels.
  • Ability to interpret policies and standard business practices.
  • Demonstrates a sense of urgency and timeliness.
  • 5+ years in a management role.
  • Previous parking management experience.
  • Experience with parking management systems and technology.
  • Knowledge of Microsoft Office applications.
