About the position

Under the direction of the Vice President Operations, the Director of Operations is responsible for the leadership, operational, and financial oversight of their assigned communities and team to achieve company goals. This role involves primary responsibility and oversight of a portfolio of properties and directly coordinates management of the assigned Community Directors. The position may be performed from a home office, or from one of the properties or regional offices. The Director of Operations will perform all tasks typically associated with managing staff, including recruiting, hiring, training, coaching, evaluating, and disciplining direct reports, up to and including termination. It is essential to ensure that the Community Directors are satisfactorily leading their teams to meet the goals and expectations set forth by the company. The Director will serve as Hunt's liaison with the Government, maintaining an open line of communication with local and other Government entities as necessary. This position will work as an operational liaison between the Vice President Operations and Community Directors, managing operations by directing and coordinating activities consistent with established goals, objectives, practices, and policies of the company. Specific goals will be set for each property to ensure maximum focus and motivation for the team. The Director will implement and follow up on company initiatives designed to ensure the sustainability of the projects and work with the Vice President Operations to improve processes and management methods to generate above-budgeted Net Operating Income (NOI). Additionally, the Director will provide mentoring and empower site teams to operate independently, utilizing corporate support as needed. They will assist the Vice President Operations with oversight and confirm that Capital Projects are being completed in accordance with the approved budget. The role also involves mentoring Community Directors in preparing annual operating capital budgets in coordination with the Vice President Operations and participating in all property reporting requirements, both internal and external. The Director will work with Community Directors in the coordination and development of Annual Business Plans to present to the Vice President Operations, review and analyze current market and economic trends that may impact the property, and implement short- and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals. Conducting property inspections and taking appropriate actions to ensure that the physical aspects of the property meet established standards for safety, cleanliness, general appearance, and appeal is also a key responsibility. The Director will provide professional representation to command, housing, and other external parties while representing Hunt Military Communities, and will drive a personal vehicle, company vehicle, or rental vehicle for work as needed.

Requirements

  • Bachelor's Degree in Business Administration, Marketing, Property Management, or a related field preferred.
  • Six to seven years of previous multi-unit property leasing oversight experience at a Community Director level or above required.
  • Three to four years of previous experience managing others required.
  • Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, and Outlook).
  • Previous experience with YARDI is preferred.
  • Strong verbal and written communication skills.
  • Certified Professional of Occupancy (CPO) certification or Accredited Residential Management (ARM) certification highly preferred.
  • Certified Apartment Manager (CAM) preferred.
  • Ability to work effectively with employees at all levels of the organization as well as with the military community and military command.
  • High performing, self-starter with excellent organizational and customer service skills, as well as the ability to work independently.
  • Flexibility and time management skills are critical.
  • Must demonstrate excellent written and verbal communication skills and interpersonal skills.

Nice-to-haves

  • Experience with YARDI software is preferred.
  • Certified Professional of Occupancy (CPO) certification is highly preferred.
  • Accredited Residential Management (ARM) certification is highly preferred.
  • Certified Apartment Manager (CAM) certification is preferred.
