The Director of Operations at LAZ Parking plays a crucial role in overseeing the financial and operational aspects of the assigned portfolio, ensuring that professional parking management is maintained 24/7. This position supports the General Manager and is integral to the company's mission of creating opportunities for employees and value for clients. The Director of Operations will be responsible for implementing programs and initiatives from the home office while addressing the specific needs of operational teams within their portfolio. In this role, the Director will handle management accounts, develop client relationships, and ensure that revenue is maximized while managing expenses and maintaining high customer satisfaction levels. The position requires a proactive approach to business development, including proposals and presentations for new locations. The Director will lead and develop a team of employees, identifying high-potential individuals to support the organization's growth. Additionally, the Director will prepare budgets, conduct monthly profit and loss reviews, and oversee the opening of new locations within their portfolio. The Director of Operations will also serve as a liaison between parking patrons and various stakeholder groups, ensuring effective communication and collaboration. This role involves managing event operations, analyzing market rate structures, and participating in labor contract management when applicable. The Director will be expected to implement and complete various projects and initiatives that arise from the operations of the assigned portfolio, contributing to the overall success of LAZ Parking.

Responsibilities

  • Support the General Manager with oversight of financials and operations of assigned portfolio.
  • Handle management accounts and develop client relationships for business retention.
  • Maximize revenue, manage expenses, and ensure customer satisfaction.
  • Assist with business development, proposals, presentations, and transitions for new locations.
  • Lead, direct, and develop a team of employees to achieve goals and initiatives.
  • Identify high-potential employees to support organizational growth.
  • Plan and execute the opening of new locations within the assigned portfolio.
  • Prepare budgets and conduct monthly profit/loss reviews by location.
  • Organize and narrate parking management skills for Facilities Managers and Assistant Managers.
  • Implement and deliver all requirements outlined in contractual agreements with clients.
  • Prepare daily, weekly, monthly, and annual financial and operational reports as required.
  • Manage, plan, schedule, train, and direct activities of Facilities Managers and Assistant Managers.
  • Serve as a liaison to parking patrons and stakeholder groups impacted by operations.
  • Monitor, review, and analyze market rate structures.
  • Participate in labor contract management if applicable to assigned portfolio.
  • Review and edit proposed parking and maintenance agreements.
  • Communicate with local police and emergency management regarding operations.
  • Organize and manage oversight of event operations within LAZ Parking.

Requirements

  • 3+ years of multi-unit management experience.
  • Understanding of P&L statements.
  • Ability to run monthly client reports.
  • Experience with Microsoft Excel, Word, PowerPoint, and general Microsoft Office applications.

Nice-to-haves

  • Parking management experience is preferred but not required.
  • Strong customer service skills and abilities.
  • Ability to facilitate coaching conversations with employees and managers.
