Presidential Place is recruiting for a hospitality-focused Director of Plant Operations to join our team! This role is responsible for overseeing the care and maintenance of all aspects of the community's physical plant. This includes maintaining an effective preventative maintenance program, hiring, training, and supervising all plant and housekeeping employees, coordinating life safety and security programs, procuring supplies, materials, and equipment, and assisting with budget preparation while operating within budgetary guidelines. The Director of Plant Operations will supervise the Plant Operations Department, which consists of less than two full-time/equivalent staff members. Responsibilities include interviewing, hiring (with approval from the Executive Director), training, evaluating, and counseling staff within established policies and procedures. The role also involves maintaining equipment, buildings, utilities, and grounds with an adequate preventative maintenance program, arranging for maintenance contracts as necessary, and maintaining emergency power generating equipment along with all fire and life safety equipment. The Director will provide residents and staff with timely and effective responses to service requests, ensure all equipment and systems function properly and safely, and ensure compliance with federal, state, and local regulations and ordinances. Additionally, the Director will advise and consult with the Executive Director in short and long-range planning to ensure that the community's physical plant and grounds are maintained in good repair and project a positive visual image to the community. Participation in the planning of the annual departmental budget is also required, with responsibility for maintaining all expenditures within budget allowances and reviewing monthly operating statements for accuracy while explaining variances to the budget. The Director will maintain a proper level of service repair parts for various systems based on past and expected usage and will adjust computerized controls for HVAC and other equipment as necessary.

Responsibilities

Requirements

  • High School diploma or GED required.
  • Associate's Degree or equivalent in relevant education, training, and experience preferred.
  • Maintenance supervisor experience preferred.
