About the position

The Director of Project Management & Construction at Crystal Creek Capital will oversee all phases of project planning, design, preconstruction, development, and construction. This role is crucial for ensuring effective budget management, tracking, and reporting while representing the company with various stakeholders.

Responsibilities

  • Lead Crystal Creek's professional team through all phases of project planning, design, preconstruction, development, and construction.
  • Represent Crystal Creek with architects, contractors, authorities having jurisdiction, and other project stakeholders.
  • Collaborate with the project team as needed or directed by Crystal Creek.
  • Lead efforts to select consultants and contractors for various projects.
  • Work collaboratively with team members to develop project scopes of work for contractors.
  • Coordinate owner-decision making efforts throughout the course of projects.
  • Lead quality control efforts on behalf of Crystal Creek.
  • Evaluate pay applications of architects, contractors, and consultants.
  • Maintain project comment tracking logs to ensure input and direction are captured and acted upon.
  • Facilitate construction cost estimate reconciliation.
  • Participate in value engineering work sessions.
  • Develop and update project cost reports and expense projection models.
  • Manage and use project schedules effectively.
  • Participate in plan reviews with Authorities Having Jurisdiction.
  • Solicit, review, and analyze estimates and cost proposals from contractors and vendors.
  • Expedite and communicate information on behalf of ownership during projects.
  • Assist in the negotiation of change order requests and prepare change orders for approval.
  • Perform and document field observations.
  • Facilitate project closeout, punch lists, commissioning, and maintain manuals and spare parts.

Requirements

  • Minimum ten years of construction project management experience, with an emphasis on commercial construction.
  • Construction Management degree preferred, but extensive relevant experience is acceptable.
  • Commitment, initiative, and attention to detail.
  • Project estimation and contingency planning skills.
  • Financial project analysis and reporting capabilities.
  • Proven leadership and effective management skills in project and other contexts.
  • Excellent written and verbal communication skills.
  • Proficient in Microsoft Office Suite and project management software (Procore or similar).
