About the position

As the Director of Project Management for Land Development, you will lead and oversee land development projects from pre-acquisition to completion. This role involves managing project teams, coordinating with consultants, and ensuring efficient execution of all aspects of land development to maximize project value. You will report directly to the Executive Director of Master Planned Communities and work closely with the master plan community team at Provident.

Responsibilities

  • Manage and lead land development projects, ensuring successful delivery in line with leadership requirements and company expectations.
  • Oversee project planning, including site assessments, managing entitlements, and assembling project business plans.
  • Act as the primary point of contact for all stakeholders and consultants, managing expectations and driving project effectiveness.
  • Develop and manage project budgets, schedules, and resources for timely and cost-effective completion.
  • Identify project risks and strategically mitigate them to drive the project forward.
  • Oversee and manage all aspects of 1-3 projects within the Master Planned Communities land development program.
  • Manage the entitlements process, including site feasibility, zoning, and legal agreements.
  • Direct construction managers to implement fieldwork including erosion control, grading, and landscaping.
  • Handle platting, permit approvals, and coordination with municipalities.
  • Represent the firm in public meetings or hearings and maintain project schedules.
  • Negotiate builder lot contracts and other transactions with market participants.
  • Facilitate debt and equity needs to capitalize a project and coordinate with capital partners.
  • Work closely with Construction Managers to deliver completed, ready-to-build home sites.
  • Manage HOA activities including meetings, budget analysis, and improvements.

Requirements

  • Bachelor's degree in civil engineering, Land Development, Real Estate Finance, or a related field; a master's degree is a plus.
  • 5-10 years of experience in land development project management with a proven track record of successful project delivery.
  • Strong project management skills and excellent leadership abilities.
  • Effective communication and strong problem-solving skills.
  • Detail-oriented and highly organized, capable of managing multiple projects simultaneously.
  • Ability to work effectively in a fast-paced environment.
