About the position

The Director of Real Estate at BodySpec is a pivotal role responsible for leading the identification, evaluation, lease negotiation, permit approval, and construction processes for new store developments. This position is crucial for the company's growth in the health and wellness industry, focusing on expanding the presence of DEXA body composition testing and other health services. The ideal candidate will have extensive experience in real estate management, particularly in multi-site businesses, and will utilize data-driven insights to make informed decisions about site selection and development.

Responsibilities

  • Conduct in-depth market analysis to identify neighborhoods and sites with high potential for commercial development.
  • Visit and assess potential properties for suitability, analyzing foot traffic, visibility, accessibility, and local competition.
  • Prepare site evaluation reports for senior management with recommendations supported by data and market insights.
  • Lead negotiations with property owners and landlords to secure favorable lease agreements.
  • Manage lease renewals, extensions, and amendments.
  • Coordinate with architects, contractors, and designers to plan and execute construction projects.
  • Oversee the permitting process, ensuring compliance with local zoning laws and regulations.
  • Monitor project timelines and budgets, making adjustments as necessary for successful project completion.
  • Provide regular updates to the team on project status, challenges, and milestones.
  • Navigate local, state, and federal regulations to obtain necessary permits and approvals for development projects.
  • Conduct financial analyses, including ROI projections, cost estimates, and budgeting for projects.

Requirements

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
  • Minimum of 7 years of experience in real estate management within multi-site concepts such as restaurants, retailers, gyms, or healthcare services.
  • In-depth understanding of site development, design, and construction processes related to retail development.
  • Proven track record in site selection, lease negotiations, and managing construction projects.
  • Deep understanding of retail real estate, zoning laws, and permitting processes.
  • Exceptional negotiation, communication, and interpersonal skills.
  • Strong relationships with national, regional, and local developers, landlords, and brokers.
  • Proficiency in financial and demographic data analysis and real estate software tools.

Nice-to-haves

  • Familiarity with Buxton site selection software.
  • Experience in financial analysis and reporting for real estate projects.
