About the position

The Director of Real Estate at Kiddie Academy is a pivotal role focused on supporting franchisees in securing real estate for their operations. This position involves working closely with both the corporate team and franchisees to facilitate lease or purchase agreements, ensuring the successful establishment of new and existing franchises. The role is designed for a candidate residing in the Nashville, TN area, allowing for effective service to local franchisees while working remotely.

Responsibilities

  • Assist franchisees in securing real estate through lease or purchase agreements.
  • Collaborate with the corporate team and franchisees to ensure successful operations.
  • Negotiate business terms of leases or purchase and sale agreements (PSA).
  • Network with real estate brokers and developers to identify potential locations.
  • Utilize business software for site selection, demographics, and mapping.
  • Provide support in understanding tenant improvements related to commercial leases.

Requirements

  • Franchising experience is preferred.
  • Child care commercial real estate experience is preferred.
  • Previous transactional real estate experience, particularly in commercial-retail real estate.
  • Thorough understanding of commercial real estate leases and contracts.
  • Strong professional verbal and written communication skills.
  • Excellent computer skills in Word, Excel, Outlook, PowerPoint, and Adobe Acrobat.
  • Ability to negotiate effectively with franchisees, landlords, and brokers.
  • Detail-oriented with strong multitasking abilities.

Nice-to-haves

  • Experience working directly for a retailer or as a commercial real estate broker.
  • Ability to be persuasive and aggressive in negotiations.
  • Process-driven with a creative and innovative mindset.
