About the position

The Operations Director Center is responsible for enhancing the customer shopping experience and maximizing tenant sales by ensuring a clean, safe, and aesthetically pleasing environment. This role involves overseeing all operational functions, projects, construction, and contracted services at the center, while implementing Simon standards and maintaining asset preservation and enhancement.

Responsibilities

  • Develop a 5-year capital plan to maintain and enhance property assets.
  • Oversee Preventative Maintenance of equipment and related recordkeeping.
  • Ensure property safety systems are up to code and maintained.
  • Conduct daily walk-throughs of the property to ensure optimal operating conditions.
  • Respond rapidly to operational issues uncovered during inspections.
  • Assist in managing procurement and application of goods and services within the annual CAM and Capital Expenditure budget.
  • Manage Property Operating expenses within or below budget levels.
  • Conduct regular property inspections and assess physical assets.
  • Prioritize capital projects based on critical needs and affordability.
  • Manage work processes for capital projects and ongoing services, including scope development and contractor evaluations.
  • Oversee preventative maintenance programs and necessary repairs or construction work.
  • Manage relationships with third-party contracted service providers.
  • Co-manage construction activities with the corporate Development team.
  • Maintain a safe environment by identifying and eliminating safety hazards.
  • Lead maintenance staff in work assignments and training.
  • Assist in maintenance staff performance reviews.
  • Ensure public safety, center security, and effective risk management.
  • Read and interpret engineering drawings and schematic diagrams.
  • Perform Condition Assessments to develop long-range capital plans and budgets.
  • Ensure accuracy of information in the capital database.
  • Complete timely review and processing of vendor invoices.
  • Implement the energy plan to minimize costs while ensuring a comfortable shopping experience.
  • Prepare and oversee operational budgets and manage property operation costs.
  • Provide leadership and guidance to center staff in operations and customer service.
  • Fulfill Manager-on-Duty rotation and manage day-to-day activities.
  • Provide operations support for special events and holidays.
  • Contribute to the preparation and annual update of the Center's five-year strategic plan.
  • Complete required weekly, monthly, and quarterly reports.
  • Assist the General Manager in managing the Comprehensive Emergency Management Plan.
  • Oversee operations in crisis situations ensuring safety and security.
  • Work with security and local officials to plan and oversee a fire safety program.
  • Establish strong relationships with key civic leaders.

Requirements

  • Bachelor's degree or equivalent experience.
  • Minimum 5 years of prior Operations, Facilities, or Property Management experience.
  • Working knowledge of maintenance and operational functions strongly preferred.
  • Ability to read and understand blueprints, CAD drawings, and other schematics.
  • Meets commitments and produces accurate work.
  • Solution-oriented and results-driven.
  • Basic to moderate computer skills (email, Excel, Word, online order systems, etc.).
  • Valid Driver's License.
  • Ability to lift and carry up to 50 pounds.

Benefits

  • Salary range of $106,734.49 - $199,444.98 based on skills, experience, and qualifications.
