The Real Estate Director at Darden is a senior management role responsible for the comprehensive planning, organization, and development of Regional Market Development strategies for Darden's core brands within a defined geographical area. This position plays a critical role in directing real estate procurement, which includes site selection, ensuring brand integrity, negotiating contracts, and maximizing financial returns. The Real Estate Director will maintain active communication with Development Team Leaders, team members, developers, real estate brokers, and community representatives to facilitate efficient and cost-effective site approvals and developments. In this role, the Director will establish and implement Regional Market Development plans that take into account the current market penetration of each brand, analyze specific trade areas, and select high-quality sites within approved trade areas. The Director will present these market development plans to Development Team Leaders for approval and manage the administrative and research processes associated with real estate transactions, including site selection and evaluations. The goal is to identify quality sites in sufficient quantities to meet the growth and financial return objectives of the brands. The Director will also cultivate and leverage a robust network of brokers and developers to identify premier sites before they become available on the market. Frequent interaction with the Development Senior Vice President, Team Leaders, Company Presidents, and Officers will be necessary for committee presentations. The role involves negotiating purchase contracts and rental leases in compliance with real estate laws for identified sites, preparing site approval materials in collaboration with various departments, and maintaining active communication with the Development Team Leader and employees to ensure project efficiency. Additionally, the Director will assist in obtaining license approvals and land use approvals from community representatives. This position requires significant travel, estimated at 40-60%.
