About the position

The Real Estate Director at Darden is a senior management role responsible for the comprehensive planning, organization, and development of Regional Market Development strategies for Darden's core brands within a defined geographical area. This position plays a critical role in directing real estate procurement, which includes site selection, ensuring brand integrity, negotiating contracts, and maximizing financial returns. The Real Estate Director will maintain active communication with Development Team Leaders, team members, developers, real estate brokers, and community representatives to facilitate efficient and cost-effective site approvals and developments. In this role, the Director will establish and implement Regional Market Development plans that take into account the current market penetration of each brand, analyze specific trade areas, and select high-quality sites within approved trade areas. The Director will present these market development plans to Development Team Leaders for approval and manage the administrative and research processes associated with real estate transactions, including site selection and evaluations. The goal is to identify quality sites in sufficient quantities to meet the growth and financial return objectives of the brands. The Director will also cultivate and leverage a robust network of brokers and developers to identify premier sites before they become available on the market. Frequent interaction with the Development Senior Vice President, Team Leaders, Company Presidents, and Officers will be necessary for committee presentations. The role involves negotiating purchase contracts and rental leases in compliance with real estate laws for identified sites, preparing site approval materials in collaboration with various departments, and maintaining active communication with the Development Team Leader and employees to ensure project efficiency. Additionally, the Director will assist in obtaining license approvals and land use approvals from community representatives. This position requires significant travel, estimated at 40-60%.

Responsibilities

  • Establish and implement Regional Market Development plans and strategies considering existing market penetration from each Brand.
  • Present market development plans to Development Team Leaders for approval.
  • Manage the administrative and research processes of real estate transactions and evaluations, including site selection and financial return analysis.
  • Identify quality sites in sufficient quantities to meet growth and financial return objectives of the brands.
  • Cultivate and utilize an effective broker and developer network to identify premier sites before they reach the market.
  • Interact frequently with Development SVP, Team Leader, Company Presidents, and Officers for committee presentations.
  • Negotiate purchase contracts and/or rental leases in compliance with real estate law for identified sites.
  • Prepare site approval materials and documentation in collaboration with various departments, including investment and market analysis, licensing, design, and construction.
  • Maintain active communications with Development Team Leader and employees for dissemination of information and project efficiency.
  • Assist in license approvals and land use approvals from community representatives.

Requirements

  • Eight (8) to ten (10) years of progressively responsible management experience in real estate development and acquisition.
  • Thorough knowledge and successful track record of commercial, corporate retail real estate market development in the assigned region.
  • Solid track record with negotiating real estate contracts, with experience closing between 10-20 deals per year in the commercial corporate real estate market.
  • Applied knowledge of laws governing commercial real estate use and licensing requirements.
  • Proven experience with 'ground-up' development.
  • Strong financial acumen and knowledge of restaurant P&L preferred.
  • Experience presenting to all levels for multi-million dollar transactions.

Nice-to-haves

  • Real Estate experience in the full-service dining industry preferred.
