About the position

David Weekley Homes is seeking a Divisional Purchasing Manager (DPM) to lead the Orlando Division's Purchasing team. The primary goal of this role is to ensure that cost-effective resources are available to build homes on schedule. The DPM will collaborate closely with both the Regional and National Purchasing teams to achieve these objectives. This position requires a strategic mindset and the ability to manage various aspects of purchasing and supply chain management effectively. The DPM will be responsible for creating accurate hard cost budgets and coordinating with regional and national teams to adjust estimates and budgets as necessary. Leading price negotiations with divisionally-defined partners is a critical aspect of this role, as well as assisting the national and regional purchasing teams in negotiations regarding products and services that impact purchasing agreements. The DPM will also lead capacity planning for divisional preferred partners and assist in capacity planning for national and regional partners. In addition to these primary responsibilities, the DPM will recruit, hire, train, develop, and manage team members within the divisional Purchasing team. Building and maintaining relationships with division-specific trade partners is essential, as is the ability to exit underperforming partners when necessary. The DPM will also be responsible for training trade partners on the Weekley Partner Hub (internal software) and Scopes of Work, ensuring that all partners are aligned with the company's standards and expectations. The DPM will keep the Regional Director of Purchasing and Division President informed of critical market conditions, capacity, and forecasts, ensuring that the division remains agile and responsive to changes in the market. Secondary responsibilities include supporting National Purchasing job start processes, directing bidding processes for items not estimated nationally or regionally, and conducting field visits as needed to support local building efforts. The DPM will also support the Design Services team with value engineering initiatives and assist National Accounts with rebate collection data, contributing to the overall efficiency and effectiveness of the division's operations.

Responsibilities

Requirements

  • Five or more years working in purchasing or supply chain management
  • Bachelor's degree in Business, Supply Chain Management, Construction Management, Civil Engineering or related degree
  • Excellent verbal and written communication skills
  • Proven conflict resolution and negotiation skills
  • Solid estimating capabilities
  • Strong working knowledge of MS Excel, Word and PowerPoint
  • Demonstrated ability to manage multiple projects and tasks effectively
  • Readily adaptable to change
  • Works well with math figures
  • Knowledgeable in all functional areas of a home builder
