About the position

The Executive Director at The Crossroads at Howell is responsible for overseeing the daily operations of the affordable housing facility, ensuring compliance with federal, state, and local guidelines, particularly those set by the Department of Housing and Urban Development (HUD). This role focuses on maintaining high service standards for residents, managing budgets, and fostering community relationships.

Responsibilities

  • Forecast the operational and capital needs of the communities.
  • Prepare the operating budget and provide input to management staff.
  • Monitor and control all expenses through financial analysis to ensure budgetary compliance.
  • Continuously seek new programs and processes for revenue enhancement.
  • Review contracted services for compliance and satisfaction levels.
  • Conduct annual tenant calculations to meet HUD compliance guidelines.
  • Manage waitlist and ensure documentation accuracy.
  • Minimize vacancy loss by coordinating move-in and move-out responsibilities.
  • Maintain standards in Tenant Selection Policy and Affirmative Fair Housing Marketing Plan.
  • Ensure occupancy levels meet or exceed expectations.
  • Develop professional relationships with local agencies and organizations.
  • Facilitate hiring, staffing, and termination processes.
  • Ensure knowledge of employee manuals, contracts, and employment laws.
  • Implement resident satisfaction surveys and monitor results.
  • Develop relationships with residents, family members, and staff.
  • Conduct routine inspections to ensure policy compliance.

Requirements

  • High school diploma or equivalent required.
  • Bachelor's degree in public health administration, business administration, or related field preferred.
  • Certified Professional of Occupancy certification or equivalent experience required.
  • Minimum 5 years' experience managing a HUD affordable housing unit or similar facility required.
  • Proficient in computer environments including Outlook, Excel, and Word.
