About the position

JLL is the leading intermediary in all phases of the development cycle. We are looking for a Senior Vice President or Executive Vice President (title based on experience) to join our Land Brokerage Team in our Minneapolis, MN office. In this position, you will need a desire for success in sales with new prospects and the ability to handle complex conversations with investors, owners, users, developers, and high-level corporate real estate decision-makers. You will focus on the sale of land for commercial real estate transactions across all industry sectors, including retail, industrial, office, etc. You will report directly to the Senior Brokerage Team Leaders and in addition to sales, you will lead all aspects of the evaluation, negotiation, and successful delivery of real estate services. Your role will involve identifying land investment opportunities and representing a wide array of land purchasers ranging from corporate relocations to site selection services for new facilities. You will grow client relationships by attending client meetings, conducting property tours, developing follow-up materials for clients (e.g., lease comparisons, market overviews, property summary books, prospect or client presentations & proposals), providing clients with industry and market-specific information as it relates to their business, and maintaining contact information on prospects. Additionally, you will maintain and update the Brokerage Team's market research database (ACT or similar project tracking database) and activities with JLL's CRM system. Supporting the client transaction process will require you to review quantitative office location data, legal documents, and work with sophisticated Excel-based analytical tools including macro-enabled financial models and financial analysis, including cash flow projections, valuation models, and sensitivity analyses. You will work with research and other team members to compile market information and statistics on the local commercial real estate market to assemble materials on market fundamentals, ownership, tenants, and economic analysis. Actively participating on the brokerage team by attending meetings and weekly sales updates, conducting market research to support presentation materials, publications, reports, and deliverables will be essential. You will also contribute to designated local market research requests: market snapshots, market overviews, quarterly market decks, and topic-specific research to support pitches and brokerage opportunities.

Requirements

  • Commercial real estate land brokerage experience with demonstrable success in high-level sales production.
  • Minnesota State Real Estate License.
  • Deep understanding of the development/entitlement process.
  • Strong computer orientation & proficiency with Microsoft Office including Excel, PowerPoint & Word.
  • Ability to analyze qualitative & quantitative information & translate into strategic deliverables.
  • Excellent interpersonal, customer service, time management, organizational, written & verbal communication skills.
  • Ability to be proactive & adapt in a fast-paced work environment.
  • Project management capabilities, including multi-tasking, prioritization, and deadline management.
