About the position

The Service Manager plays a crucial role in the Property Management department, acting as a team leader for the maintenance staff. This position involves delegating, supervising, directing, and scheduling the work of the maintenance department, which may include Service Technicians, Groundskeepers, Painters, and Housekeepers, depending on the community's staffing needs. The Service Manager is responsible for ensuring that the maintenance staff adheres to Arlington Properties standards, ensuring that vacant units are market-ready, and that service requests are handled promptly, courteously, and efficiently. In addition to leadership responsibilities, the Service Manager is involved in hands-on maintenance tasks, which include overall inspection, repair, and general maintenance of apartments, grounds, common areas, and other interior/exterior areas. This role requires effective communication and coordination with vendors and outside contractors as necessary. The Service Manager also collaborates with the Community Manager in hiring, interviewing, training, and conducting performance reviews of maintenance staff, as well as addressing any disciplinary problems or employee relations issues. The position requires a thorough understanding of operating and capital expense budgets, and the Service Manager is expected to recommend repairs or replacements for any interior or exterior issues. Essential maintenance functions include monitoring and maintaining mechanical equipment such as water heaters, HVAC systems, plumbing, and pool pumps, as well as performing various repairs and installations. The Service Manager is also responsible for ordering and controlling maintenance inventory and ensuring that grounds and common areas are kept clean and in good working order. Compliance with Fair Housing laws and standards is essential, as is maintaining open communication with the Community Manager and all stakeholders involved.

Responsibilities

  • Act as a team leader for the maintenance staff, delegating and supervising their work.
  • Ensure maintenance staff performs to Arlington Properties standards and service requests are handled efficiently.
  • Train and supervise community maintenance staff, including involvement in hiring and performance reviews.
  • Handle disciplinary problems and employee relations issues under the direction of the Community Manager.
  • Complete community inspections and submit status reports to the Community Manager.
  • Understand and adhere to operating and capital expense budgets.
  • Recommend repair or replacement of any interior/exterior issues.
  • Perform preventive maintenance functions and monitor upkeep of mechanical equipment.
  • Carry out essential maintenance functions such as electrical installations, pool maintenance, and appliance repairs.
  • Order and control maintenance inventory.
  • Maintain grounds and common areas in good working order.
  • Assist in monitoring capital improvement and construction projects as required.
  • Coordinate and communicate with vendors and contractors as directed.

Requirements

  • High school diploma or equivalent is required.
  • A minimum of three years verifiable hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
  • Supervisory experience is preferred.
  • Excellent communication and interpersonal skills are required.
  • Ability to pass preemployment screenings and possess a valid driver's license.
