About the position

Olen is seeking a dynamic and dedicated property manager for one of its 13 properties in South Florida! The Property Manager will oversee all phases of the operation of the property under the direction of the Corporate Supervisor. This role is crucial in ensuring that the rental community operates in accordance with Company Policies and Procedures as well as all local and state laws. The Property Manager will maximize the return on the investment of the owners, provide a quality living environment for residents, and promote positive working relationships with company employees. The ideal candidate should possess over 4 years of experience in a residential property management role, a passion for the comfort and care of their residents, and a strong background in property financials. As the Property Manager, you will be responsible for general supervision of all employees working on the property, ensuring that all personnel receive prompt and thorough training. You will be available 24 hours a day to respond to the needs of the residents and property, and you will handle the processing of rental applications, making final acceptance or denial decisions based on the screening process. Keeping property records updated regarding leasing activities is essential, as is performing investigations related to workers' compensation and property incidents. You will also initiate and monitor necessary legal actions, ensure that all marketing and leasing reports are processed and forwarded to the Corporate Office, and supervise outside contractors working on the property. Maintaining a high-quality property appearance through daily inspections and overseeing resident retention programs are key responsibilities. Additionally, you will work closely with the corporate supervisor to make suggestions regarding market rates and ensure that best practices are followed by Leasing Consultants. This position requires a proactive approach to managing the property and fostering a positive community for residents.

Responsibilities

  • Perform general supervision of all employees working on the property.
  • Maintain and ensure the prompt and thorough training of all on-property personnel.
  • Be available 24 hours a day to respond to the needs of the residents and property.
  • Process rental applications and make final acceptance or denial decisions.
  • Keep property records updated regarding leasing activities such as inquiries, appointments, rentals, and move-ins/outs.
  • Perform workers' compensation and property incident investigations in accordance with company policy.
  • Initiate and monitor necessary legal actions such as unlawful detainers and small claims actions.
  • Ensure that all weekly and monthly marketing and leasing reports are processed and forwarded to the Corporate Office.
  • Promptly and accurately process all invoices and ensure collections are completed and forwarded to the Corporate Office.
  • Supervise outside contractors working on the property.
  • Maintain a high-quality property appearance through daily property walks and record deficiencies for improvement.
  • Participate in managers' meetings and oversee resident retention programs and activities.
  • Assist with ensuring Leasing promptly follows up on service requests.
  • Work with the corporate supervisor on market rates and monthly renewal rates.
  • Stay informed of current apartment market conditions and area business developments.
  • Abide by all company policies and procedures and use appropriate forms.
  • Coordinate weekly unit turnover scheduling with Maintenance Supervisor and oversee input for daily upkeep of master make ready scheduler in MRI.
  • Responsible for quality assurance inspections for all make ready units completed by Maintenance Department.
  • Ensure best practices by Leasing Consultants for daily activity reporting.

Requirements

  • 4+ years of experience in a residential property management role.
  • Strong background in property financials.
  • Ability to respond to resident needs 24/7.
  • Experience with processing rental applications and managing leasing records.
  • Knowledge of local and state laws related to property management.

Nice-to-haves

  • Experience with MRI Software (3 years preferred).
  • Ability to relocate to Pompano Beach, FL before starting work.
