About the position

The Facilities Director at MMS Group is responsible for overseeing the maintenance and upkeep of a portfolio of affordable housing properties. This role involves ensuring compliance with various oversight agencies, implementing preventative maintenance programs, and managing capital improvement projects. The Facilities Director will also conduct inspections, troubleshoot maintenance issues, and collaborate with building superintendents to maintain high standards of property management.

Responsibilities

  • Conduct inspections to ensure all maintenance policies and procedures are in place and followed.
  • Collaborate with Building Superintendents to implement and maintain preventative maintenance programs.
  • Ensure building compliance with oversight agencies including FDNY, DOB, DOH, DHS, ECP & DEP.
  • Monitor preventive maintenance and prepare for NSPIRE inspections.
  • Understand NSPIRE inspection protocols and use InspectCheck, Realpage Mobile Facilities software for preparation.
  • Work with management on preparing and submitting NSPIRE appeals to HUD.
  • Oversee capital improvement projects and project future needs.
  • Assist with company, State, Local, and agency inspection requirements.
  • Troubleshoot technical maintenance issues and resolve them as needed.
  • Manage special projects and other duties as required.

Requirements

  • 5-7 years of Maintenance Facility Director experience or related construction field.
  • Minimum high school education or equivalent.
  • 3 or more years of experience overseeing a portfolio of 8 or more properties.
  • Experience with REAC inspection protocol.
  • Experience in multifamily maintenance and with HUD regulations.
  • Knowledge of affordable housing property maintenance is required.
  • Excellent written and verbal communication skills.
  • Strong customer service skills.
  • Knowledge of equipment, materials, and supplies used in facility maintenance.
  • Ability to plan, organize, and monitor work activities according to priorities and deadlines.
  • Ability to select and oversee the work of consultants and contractors for building repairs and renovations.
  • Ability to write scopes of work and complete bid summaries.

Nice-to-haves

  • Experience with construction drawings and specifications.
  • Knowledge of codes, laws, and regulations related to property maintenance.
