About the position

The Facilities Lead Maintenance Technician at Red Rock Behavioral Health Services plays a crucial role in supporting the Facilities Manager by leading a team of Maintenance Technicians. This position is responsible for ensuring the general upkeep of all Red Rock properties, adhering to contractual agreements and fire safety regulations. The technician will coordinate and execute both general and preventative maintenance tasks across various locations, addressing maintenance issues promptly to ensure consumer safety and uphold the corporate reputation. The role requires a proactive approach to identifying maintenance needs and either performing repairs or consulting with the Facilities Manager to engage outside contractors when necessary. The technician will work primarily during standard business hours, Monday through Friday, from 8 AM to 5 PM, but must also be available for occasional nights, weekends, and on-call duties. Responsibilities include maintaining clean and safe work areas, utilizing a work order system to track maintenance requests, and supporting the Maintenance Technicians in completing these requests. The technician must demonstrate strong planning and problem-solving skills, manage emergency situations effectively, and operate various computer programs and office equipment independently while collaborating with team members. In addition to overseeing maintenance tasks, the technician will conduct quarterly facility inspections, manage fire safety compliance, and ensure that HVAC systems are functioning properly. The role also involves maintaining access control systems, responding to security alarms, and managing contractor relationships to ensure quality workmanship. The technician will lead and develop the Facilities team, fostering an environment of continuous improvement and skill enhancement. This position is vital for maintaining the operational integrity of Red Rock's facilities and ensuring a safe environment for all staff and clients.

Responsibilities

  • Support the Facilities Manager in leading a team of Maintenance Technicians.
  • Oversee general upkeep at all Red Rock properties to ensure compliance with contractual agreements and fire safety parameters.
  • Coordinate and complete general and preventative maintenance and repair work to the physical plant, grounds, equipment, and vehicles.
  • Identify maintenance issues and either repair them or consult with supervising staff to engage outside vendors or contractors.
  • Maintain clean, safe, and orderly work areas.
  • Utilize Red Rock's work order system to track maintenance requests.
  • Support Maintenance Technicians in completing maintenance requests.
  • Demonstrate planning and problem-solving skills in managing emergency situations.
  • Operate computer programs and common office equipment independently and collaboratively.
  • Ensure adequate records of incidents, near misses, and accidents are reported to the Safety Department.
  • Visually identify maintenance needs and repair items in a timely manner.
  • Submit requests to the Facilities Manager for consultation and approval for outside contractor repairs.
  • Oversee independent contractors performing maintenance and construction services, ensuring quality and compliance.
  • Perform basic electrical, mechanical, plumbing, carpentry, painting, power washing, and janitorial services as needed.
  • Assess the condition of lawns and landscaping, coordinating with contractors for irrigation adjustments.
  • Verify the operational state of HVAC equipment and address safety concerns promptly.
  • Perform emergency and general janitorial duties as needed during daytime hours.
  • Prepare properties for facility inspections and coordinate with the Facilities Manager to meet deadlines.
  • Conduct quarterly facility inspections and submit forms to the Facilities Administrative Assistant.
  • Schedule and oversee annual fire marshal inspections and fire suppression system inspections.
  • Manage fire extinguisher green tag renewals and HVAC controls for all buildings.
  • Respond to emergency security alarm calls and maintain access control systems.
  • Assist with office moves and oversee contractor work to ensure compliance with contracts.

Requirements

  • High school diploma or GED.
  • At least three years of relevant lead experience.
  • Basic HVAC, plumbing, electrical, and mechanical skills preferred.
  • Good computer skills with the ability to research replacement parts online.
  • Excellent verbal and written communication skills.
  • Strong people skills to supervise personnel and interact with other departments.
  • Ability to exercise independent judgment, tact, patience, and understanding.
  • Good analytical skills, organizational ability, and diligence are imperative.
  • Valid Oklahoma driver's license, personal auto insurance, and a clean motor vehicle record.
