The Maintenance Technician is responsible for the overall maintenance of the physical plant, working under the direction of the Maintenance Supervisor and Community Manager. This role encompasses a wide range of maintenance projects, ensuring that all tasks are completed efficiently and effectively. The technician will participate in various maintenance activities, including electrical repairs on appliances, fixtures, switches, outlets, and circuits. Plumbing work is also a key responsibility, which includes cleaning stoppages and replacing fittings. The technician will be tasked with replacing broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks, as well as performing painting duties for both interior and exterior surfaces. In addition to these tasks, the Maintenance Technician will engage in carpentry work, such as fitting doors, freeing windows, and building shelves. The role also involves assisting with custodial work, which includes sweeping, mopping, vacuuming, emptying trash, and cleaning windows in common areas and vacancies as needed. Grounds maintenance is another aspect of the job, which may include policing the grounds and repairing concrete, masonry, roofing, and fencing when required. The technician will also be responsible for training other staff members and participating in a standby emergency schedule for evening, weekend, and holiday coverage. The technician will manage stock control and the utilization of maintenance materials, assist the resident manager in scheduling annual apartment inspections, and ensure that apartments are refurbished prior to resident occupancy. Scheduled maintenance on all equipment will be performed based on manufacturer recommendations and operating manuals. The technician will periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as scheduled. Knowledge of water and gas meter cutoffs, as well as all apartment and fixture cutoffs, is essential, and the technician will be responsible for maintaining adequate lighting in storage areas and entrances. The role requires familiarity with contracts and suppliers, their services, goods, and prices, and the technician will assist in apartment follow-up inspections while maintaining an organized, clean, and safe workshop/storage area. A commitment to work-safety programs is crucial, and the technician should be willing to assist in areas beyond strictly repair maintenance, including janitorial, custodial, and gardening tasks.
