About the position

The Facilities Manager is responsible for overseeing the maintenance and operation of facilities, ensuring efficient and safe functioning of all systems including HVAC, plumbing, and electrical. This role requires both management experience and hands-on technical skills, with a focus on maintaining building systems, managing budgets, and ensuring compliance with local laws and building codes.

Responsibilities

• Maintain and repair heating and cooling systems, including chillers, boilers, and water towers.
• Oversee the domestic hot/cold water system, emergency generators, elevators, roof repairs, and plumbing.
• Work closely with the Association Manager and maintenance staff to ensure safe and efficient operation of the physical plant.
• Follow governing documents, local laws, and building codes, notifying the Association Manager of any violations.
• Assist in developing and managing the operating budget.
• Maintain records and protect confidential information related to the operation of the Association.
• Solicit, evaluate, and manage contractors and vendors.
• Perform quality control inspections of contractor work to ensure compliance with work scopes.
• Manage maintenance staff, providing technical direction and hands-on maintenance as needed.
• Conduct regular inspections of the property to ensure proper maintenance and code compliance.

Requirements

• At least four years of property management experience with a focus on maintenance of buildings and grounds.
• Experience in construction, project management, or building maintenance.
• Strong negotiation skills and excellent customer service abilities.
• Organizational skills to effectively interact with residents, contractors, and staff.
• Professional demeanor and ability to work well in a team environment.
