The Facilities/Property Manager role is crucial in maintaining these standards and supporting the strategic goals of the organization. In this position, you will be responsible for overseeing the facilities in Lexington, NC, ensuring that operations align with best practices in facilities management. Your role will involve building strong relationships with property management, vendor management, and customer relations. You will implement and maintain a Quality Assurance Program for the facilities, which includes managing building conditions, janitorial services, and maintenance schedules. You will also develop and implement long-term maintenance plans, analyze cash flow forecasts, and drive efficiencies in facilities management. The Facilities/Property Manager will evaluate service delivery models, ensure compliance with maintenance principles and local regulations, and manage tenant billing issues. This role requires a proactive approach to problem-solving and a commitment to maintaining high standards in facility operations. Your expertise will contribute to the overall success of Siemens Real Estate by ensuring that facilities are well-managed and aligned with the company's strategic objectives.

Responsibilities

  • Manage buildings and facilities with best-in-class operations.
  • Develop and maintain relationships with property management, vendor management, and customer relationships.
  • Implement and maintain the Quality Assurance Program for respective facilities.
  • Develop and implement 5-year project maintenance plans.
  • Analyze and provide FM and maintenance cash flow forecasts and project forecasts.
  • Drive savings in FM efficiencies through bids/contracts and equipment lifespan reviews.
  • Evaluate the service delivery model and provide input to the Management Team.
  • Ensure alignment to maintenance principles, guidelines, processes, and local building standards and regulations.
  • Resolve tenant billing issues, including CAM reconciliations and direct billing expenses.
  • Handle purchase orders and invoices from creation to approval.

Requirements

  • Bachelor's degree in Business Management or a related field or equivalent experience.
  • Professional designations such as CFM, CPM, or FMP are preferred.
  • 5+ years of Facilities Management experience running multiple buildings or a campus environment.
  • 3+ years of experience in real estate and construction project management.
  • Validated experience in handling schedules and budgets of multiple projects simultaneously.
  • Knowledge and capability to read and decipher construction drawings, as-built drawings, lease documents, and vendor contracts.
  • Comprehensive skills and experience in facilities management, building operations, and asset management.
