About the position
The Maintenance Manager at Colonial Gardens Memory Care of Fort Worth is responsible for overseeing and performing general building maintenance activities to ensure the facility remains safe, functional, and aesthetically pleasing. Under the close supervision of the Administrator, the Maintenance Manager will engage in a variety of tasks that include maintaining flooring, plumbing, electrical systems, and outdoor grounds. This role is crucial in ensuring that all equipment and systems are operational and compliant with safety regulations. The Maintenance Manager will also be responsible for monitoring and maintaining heating, air conditioning, and ventilation equipment, ensuring that all systems are functioning optimally and efficiently. In addition to general maintenance tasks, the Maintenance Manager will monitor and record water temperatures in various areas of the facility, including resident use areas and dietary sections. The role requires a proactive approach to maintaining electrical systems, including changing fuses, light bulbs, and other components as needed. The Maintenance Manager will also be responsible for the upkeep of fire safety systems, ensuring that all fire alarms, smoke detectors, and fire extinguishers are operational and compliant with NFPA codes. This includes keeping records of inspections and maintaining contact with licensed professionals for repairs and maintenance. The Maintenance Manager will also oversee the maintenance of refrigeration systems, dietary equipment, and general building hardware. This includes performing minor repairs on various equipment and ensuring that plumbing systems are functioning correctly. The role requires a hands-on approach to maintaining both the interior and exterior finishes of the facility, including drywall repairs, painting, and flooring maintenance. The Maintenance Manager will also be involved in landscaping duties to ensure that the outdoor grounds are well-maintained and visually appealing. This position requires working in various environments, including roofs, attics, and crawl spaces, and may involve lifting and moving heavy furniture and equipment as needed.
Responsibilities
- Perform general skilled building maintenance tasks as assigned.
- Receive work orders and complete tasks required to fulfill duties.
- Monitor and record water temperatures throughout the facility.
- Maintain heating and air conditioning/ventilation equipment, including changing filters and lubricating motors.
- Monitor and maintain electrical systems, including changing fuses and light bulbs.
- Test and maintain fire alarm/smoke detection systems and fire sprinkler systems.
- Maintain the nurse call system and related components.
- Maintain refrigeration systems and perform minor repairs on dietary equipment.
- Repair and maintain door hardware and general building hardware.
- Maintain plumbing systems, including repairing faucets and relieving drain clogs.
- Repair interior and exterior finishes, including drywall and painting.
- Maintain roof systems and ensure debris is cleared from gutters and drains.
- Perform landscaping duties as assigned.
Requirements
- High school diploma or GED required.
- 2-5 years of building maintenance experience or special training in skilled trades from an accredited trade or vocational school.
- Knowledge of general building maintenance practices and procedures.
- Knowledge of local and state building codes related to physical plant systems/equipment.
- Knowledge of safety requirements and regulations.
- Knowledge of heating, air conditioning, ventilation, plumbing, and electrical systems.
- Ability to operate various types of mechanical equipment and perform minor repairs.
