About the position

The Facility Maintenance Technician II at Cox Enterprises is responsible for the daily operations and maintenance of various company buildings and properties. This role requires advanced knowledge in key building systems and the ability to assist with emergency situations 24/7. The technician will oversee facility operations, manage work orders, and ensure compliance with regulations while supporting leadership in larger building projects.

Responsibilities

  • Manage daily work orders and preventative maintenance tasks within assigned SLAs.
  • Provide facility oversight and ongoing building inspections to identify and address all building needs.
  • Perform electrical work, preventative maintenance of HVAC, plumbing, office furniture repairs, and conduct routine inspections.
  • Operate and adjust Building Management Systems (BMS) for seasonal and local comfort.
  • Plan reconfigurations and relocate furniture and office equipment for meetings and special events.
  • Contact and communicate with vendors/contractors to solicit cost estimates and references.
  • Review invoices, audit for accuracy, and process for payment.
  • Respond to emergency calls, evaluate damages, and take necessary steps to protect customers, employees, and property.
  • Collaborate with Facilities leadership to establish CAPEX and OPEX budgets and manage the OPEX budget.
  • Regularly use the Integrated Work Management System (IWMS) software to track work order requests.

Requirements

  • Minimum HS diploma, GED, or relevant work experience in facilities maintenance or operations.
  • Strong knowledge of building system terms and technology; proficiency in Microsoft Office applications.
  • Ability to lift up to 80 pounds.
  • Excellent organizational, prioritization, multi-tasking, math, written, verbal, and collaborative skills.
  • Valid local State Drivers' License with a driving record that meets Cox standards.

Nice-to-haves

  • Technical Certification in one or more related building systems (e.g., HVAC, Fire Detection and Suppression).
  • Experience operating commercial chillers, cooling towers, boilers, VFD drives & pumps.
  • Experience operating automated Building Management Systems.
