About the position

The Facility Maintenance Technician at the Birmingham-Jefferson Convention Complex (BJCC) is responsible for performing a variety of maintenance and repair services across the facility. This role requires a comprehensive understanding of various systems and the ability to execute preventative, diagnostic, and corrective maintenance tasks effectively. The technician will utilize a computer maintenance management system (CMMS) to track and manage maintenance activities, ensuring that all tasks are completed in a timely manner and in compliance with health and safety standards. The technician must possess a working knowledge of all tools of the trade and demonstrate proficiency in cleaning equipment, storage rooms, and tool rooms. A significant aspect of the role involves general electrical maintenance, including the repair of lighting fixtures, outlets, and switches, as well as troubleshooting facility asset failures and proposing corrective actions. Additionally, the technician will perform routine plumbing maintenance, such as unstopping drains and inspecting facility piping, and will be responsible for maintaining and repairing kitchen equipment, including ice machines and cooking appliances. The position requires strong interpersonal skills, as the technician will need to communicate effectively with team members and address issues collaboratively. The technician must also maintain a safe and organized workspace, assist with facility inspections, and be prepared to perform other duties as assigned. The work environment can be stressful, particularly during events with large crowds, and the technician must be able to work under pressure and adapt to varying work conditions, including outdoor exposure to the elements. Overall, the Facility Maintenance Technician plays a crucial role in ensuring the BJCC operates smoothly and safely, contributing to the overall experience of visitors and event attendees.

Responsibilities

  • Perform preventative, diagnostic, and corrective maintenance of facilities through a computer maintenance management system (CMMS).
  • Demonstrate a working knowledge of all tools of the trade.
  • Clean equipment, storage rooms, and tool rooms.
  • Repair lighting fixtures, outlets, switches, and other general electrical functions throughout the facility.
  • Troubleshoot facility asset failures and propose possible corrective actions.
  • Perform routine maintenance on plumbing repairs such as unstopping plugged drains/toilets and fixing water leaks.
  • Maintain and repair kitchen equipment including ice machines, coolers, and cooking equipment.
  • Replace drive belts, clean and lubricate shafts, bearings, gears, and other parts of machinery.
  • Repair/replace doors, locks, drywall, ceiling tiles, and other facility-related components.
  • Assist with facility inspections and make recommendations to ensure compliance with health and safety standards.
  • Maintain a safe and organized workspace.
  • Work as part of a team and address issues and complaints collaboratively.

Requirements

  • Minimum of three (3) years' experience as a Facility Maintenance Repair Technician or a similar position.
  • High School Diploma or G.E.D. Trade or technical school training in a related discipline preferred.
  • HVAC or similar certifications preferred.
  • Valid State of Alabama Driver License.
  • Knowledge of the practices, methods, tools, materials, and equipment used in maintenance and repairs.
  • Ability to read and interpret drawings, specifications, operational manuals, and equipment service manuals.
  • Knowledge of the occupational hazards of building trades and necessary safety precautions.
  • Ability to understand oral and written instructions in English.
  • Demonstrated critical thinking, time management, and decision-making/problem-solving skills.
