About the position

The Facility Manager plays a crucial role in overseeing the operations of assigned locations under the direction of the Operations Manager, ensuring professional parking management 24/7. This position is dedicated to fostering an employee-focused servant leadership culture, supporting programs and initiatives from the home office, and addressing the individual needs of operational teams at their locations. The Facility Manager is responsible for leading, directing, and developing a team of employees at parking locations. This includes managing, planning, scheduling, training, and directing the activities of on-site employees. The role involves identifying high-potential employees to support the organization's growth and ensuring compliance with payroll processing and wage regulations. The Facility Manager will execute plans for the opening of new locations, manage financial aspects to adhere to budgets, and develop client relationships to ensure business retention. In addition to operational management, the Facility Manager will oversee the transition of newly assigned locations from contract acceptance to opening, ensuring client satisfaction throughout the process. They will also be responsible for preparing operations for potential new locations, conducting financial and operational reporting, and maintaining high service standards to maximize customer satisfaction. The role requires effective communication with local authorities and managing event operations within LAZ Parking. The Facility Manager will also participate in labor contract management and implement various projects and initiatives as needed.

Responsibilities

  • Lead, direct, and develop a team of employees at parking location(s).
  • Manage, plan, schedule, train, and direct the activities of on-site employees.
  • Identify high-potential employees to support the organization's continued growth.
  • Process payroll and ensure compliance with wage and hour regulations.
  • Execute plans for the opening of newly assigned locations.
  • Manage financial aspects of assigned locations, ensuring adherence to budget and revenue enhancements.
  • Oversee the transition of newly assigned locations from contract acceptance to opening, ensuring client satisfaction.
  • Develop client relationships and ensure business retention.
  • Organize and narrate parking management skills for Assistant Managers and Team Leaders.
  • Implement and deliver all requirements outlined in the contractual agreement with clients.
  • Assist in preparing operations for potential new locations, including rate surveys and ticket pulls.
  • Prepare daily, weekly, monthly, and annual financial and operational reports as required.
  • Maximize customer satisfaction by maintaining high service thresholds and initiatives.
  • Manage and direct the activities of assistant managers and team leaders, ensuring compliance with collective bargaining agreements.
  • Participate in labor contract management if applicable to assigned location(s).
  • Communicate with local police and emergency management regarding operations.
  • Organize and manage event operations within LAZ Parking.
  • Monitor and analyze market rate structures.

Requirements

  • Bachelor's Degree or equivalent work experience.
  • 1+ year in a Management role.
  • Knowledge of Excel, Word, PowerPoint, and General Microsoft Office Applications.
  • Parking management experience is preferred but not required.
  • Experience working with financial statements/accounting, P&L reports, and budgeting.
  • Ability to be flexible in schedule to meet operational needs.
