About the position

The Facility Technician II position in Foley, AL, is a full-time role that requires a dedicated individual to ensure the proper maintenance and repair of various building systems and equipment. The technician will be responsible for complying with all applicable standards, policies, and procedures, particularly those related to safety and cleanliness in the work area. This role involves a variety of tasks, including repairing or replacing defective equipment, testing electrical circuits, and reassembling equipment after repairs. The technician will also inspect and test systems to ensure compliance with plans and specifications, as well as detect and locate malfunctions. In addition to repairs, the technician will maintain detailed records of faults, deficiencies, and unusual occurrences, including the time and materials used for work orders. Preventive maintenance is a key aspect of this role, which includes cleaning, power-washing, oiling parts, and changing filters. The technician will also be responsible for inspecting belts, checking fluid levels, and greasing bearings. Other duties may include calibrating pneumatic systems, repairing doors and windows, and assisting with building renovations. The technician may also operate computers that control mechanical equipment and respond to emergencies as required. The role may require the technician to assist with events at the conference center or amphitheater, move furniture, and obtain estimates for supplies and repair parts. The technician will also be involved in installing and adjusting thermostats and making general plumbing repairs as needed. This position demands a proactive approach to maintenance and a willingness to take on various tasks as assigned.

Responsibilities

  • Complies with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area.
  • Repairs or replaces defective equipment, components, or wiring.
  • Tests electrical circuits and components for continuity, using electrical test equipment.
  • Reassembles and tests equipment following repairs.
  • Inspects and tests systems to verify system compliance with plans and specifications and to detect and locate malfunctions.
  • Records and reports all faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders.
  • Tests pipe or tubing joints and connections for leaks, using pressure gauge or soap-and-water solution.
  • Adjusts system controls to setting recommended by manufacturer to balance system, using hand tools.
  • Recommends, develops, and performs preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filters.
  • Inspects belts, checks fluid levels, replaces filters, greases bearings, seals; repairs or replaces broken parts.
  • Calibrates and repairs pneumatic systems, as needed.
  • Replaces broken windows; repairs doors, door locks and closets; installs window blinds.
  • Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
  • May operate a computer which controls and monitors mechanical equipment and utility systems.
  • May repair electrical locks and control panels to maintain building security.
  • Responds to emergencies as required and trained.
  • Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
  • May move furniture; may assist others with production of conference center or amphitheater events.
  • May obtain estimates for supplies, repair parts; orders parts as needed.
  • Assists with other work in coordination with repair and maintenance teams.
  • Installs, connects, and adjusts thermostats, humidistats and timers, using hand tools.
  • Generates work orders that address deficiencies in need of correction.
  • Cuts and drills holes in floors, walls, and roof to install equipment, using power saws and drills.
  • Wraps pipes in insulation, securing it in place with cement or wire bands.
  • Makes general plumbing repairs as needed.
  • Measures, cuts, threads, and bends pipe or tubing, using pipefitter's tools.
  • Fabricates, assembles and installs duct work and chassis parts, using portable metal-working tools and welding equipment.
  • Other duties as assigned.

Requirements

  • High School diploma or GED.
  • Must have completed at least two (2) maintenance certificates such as: Universal Refrigeration Certification, NFPA96, recreational water treatment, CPO (Certified Pool Operator), CSP (Certified Service Professional), Level I Locksmith Certification, or other such Facilities Maintenance certification.
  • Must have at least three years general commercial property maintenance experience.
  • Must have good hearing and eyesight.
  • Must have ability to read, write, and understand English.
  • Must have a valid and current State Driver's License and an insurable driving record for purposes of driving company vehicles as required.
  • Willing to work odd and irregular hours including nights, weekends and holidays.
  • Willing to travel and participate in training as recommended or required.
