About the position

The Generalist Maintenance Technician is responsible for diagnosing, repairing, and maintaining the physical condition and appearance of residential properties and various community assets. This role encompasses a wide range of maintenance tasks, including structural repairs, plumbing, HVAC, electrical work, and general upkeep of amenities such as pools and playgrounds. The technician is expected to provide exceptional customer service, respond to work orders, and perform preventative maintenance inspections to ensure the highest standards are maintained.

Responsibilities

  • Perform routine maintenance in and around Mayroad communities, including occupied and vacant residences, community properties, and amenities.
  • Respond to and complete emergency, urgent, and routine work orders in accordance with company policy.
  • Provide exceptional customer service and responsiveness to residents.
  • Perform emergency on-call, after-hours services on a rotational basis.
  • Inspect properties to ensure the highest standards are maintained at all times.
  • Perform annual preventative maintenance inspections to identify potential upcoming maintenance issues and perform on-the-spot repairs as required.
  • Use Mobile Work Order app daily to receive, prioritize, and fill emergency, urgent, and routine work orders.
  • Repair broken or leaking plumbing to avoid water damage and restore full use of water fixtures.
  • Perform basic electrical repairs on damaged wiring, switches, outlets, fans, lights, and other electrical fixtures.
  • Conduct moisture/humidity and mold/mildew inspections; perform mold and mildew remediation.
  • Perform routine installation and preventative maintenance on household appliances.
  • Maintain building HVAC (or steam) equipment to ensure proper climate control.
  • Maintain tools and equipment; submit requests for replacement when necessary.
  • Submit parts requests for materials required for repairs and general maintenance.
  • Apply preventative measures to reduce the risk of future problems.
  • Enhance building appearance by updating exterior and interior finishes.
  • Identify and repair/remove potential safety hazards.
  • Shovel snow, clear residential flooding, and take other climate-related actions as required.
  • Remove invasive wildlife and treat insects as necessary.

Requirements

  • High school graduate or GED; may be offset by experience.
  • At least 3+ years of experience in general residential maintenance, including carpentry, plumbing, and basic electrical work.
  • Ability to obtain certification in HVAC/Steam within 12 months of hire if necessary.
  • Familiar with all tools required, including basic carpentry, plumbing, electrical, and power tools.
  • Basic computer/phone skills, including computer-based training and timekeeping.
  • Ability to use Mobile Work Order app, phone, camera, and emails for communication.
  • Safety-minded with a basic understanding of OSHA and other safety requirements.
  • Detail-oriented and reliable with a positive can-do attitude.
  • Ability to work with minimal supervision and in a collaborative team environment.
  • Ability to prioritize work orders in a fast-paced environment.
  • Basic organizational skills.
  • Valid driver's license and ability to meet a Motor Vehicle Review in accordance with Company policy.
  • Ability to pass a state and federal background check and a 12-panel pre-employment drug test.
  • Customer service mindset with effective communication skills.
