About the position

The Financial Advisor position at Cushman & Wakefield requires a candidate with substantial knowledge and experience in commercial real estate financial analysis. The role is based in the Atlanta office and operates on a hybrid work model. A Certified Public Accountant (CPA) credential is mandatory for this position. The primary responsibility of the Financial Advisor will be to perform transaction financial analysis for Cushman & Wakefield's transaction teams and clients. This includes preparing and discussing complex discounted cash flow financial models for a wide range of commercial real estate projects. The position necessitates familiarity with GAAP standards, particularly as they relate to lease reporting under ASC 842. The candidate will engage in transaction analysis that encompasses lease comparisons, lease restructures, lease versus buy scenarios, acquisitions and dispositions, strategic real estate alternatives, subleases, relocations, build-to-suit transactions, and other customized projects. The Financial Advisor will be expected to prepare complex cash flow and GAAP analyses, make recommendations to brokers and clients, and analyze complex legal documentation related to real estate transactions. In addition to analytical tasks, the role involves preparing clear and concise documentation and spreadsheets that support the analyses for client presentations, proposals, and reports. The Financial Advisor will also participate in client meetings alongside C&W brokers or other professionals to present and discuss analyses. Quality control is a critical aspect of the role, ensuring that all client presentation materials are professional, accurate, and reflect the high standards associated with Cushman & Wakefield's work product. The candidate may also assist in strategy sessions in preparation for client conferences.

Responsibilities

  • Prepares complex and sophisticated cash flow and GAAP analyses, lease comparisons, lease restructures, lease vs. buy, acquisitions/dispositions, strategic real estate alternatives, subleases, sale leasebacks, cancellations/buyouts, relocations, build-to-suits, and other strategic real estate alternatives.
  • Makes recommendations to brokers, their clients, and other service line professionals.
  • Reads, abstracts, and analyzes complex legal real estate related documentation including leases, financing/loan agreements, mortgage documents, partnership agreements, and corporate financial statements for relevant financial information that will impact the assignment.
  • Prepares clear, concise, and presentation-ready documentation and spreadsheets that support and explain the basis of the analyses for use in client presentations, proposals, and/or reports.
  • Participates with C&W brokers or other C&W professionals in client meetings to present and discuss analyses as needed, and may discuss analysis summaries and findings with clients.
  • Assists in the quality control efforts of the Financial Advisory Practice to ensure that all client presentation materials are professional, accurate, high impact, and reflect the standards of quality normally associated with C&W work product.
  • May assist and participate in strategy sessions in preparation for conferences with clients.

Requirements

  • Bachelor's degree preferably in Finance, Accounting, Real Estate, or related business areas.
  • CPA required.
  • 4 - 5 years of financial analysis experience in commercial real estate occupancy analytics.
  • High competence level in utilizing and designing Excel spreadsheets/models.
  • A working knowledge of GAAP for lease analyses and other types of real estate transactions.
  • Excellent problem-solving skills.
  • Strong knowledge and demonstrated competence in working with computers, analytical and word processing software, as well as superior knowledge and skill using Excel and PowerPoint.

Nice-to-haves

  • Experience with ARGUS, Pro Calc, or other commercial real estate specialized financial software.
  • Familiarity with Microsoft SharePoint and Access.
