About the position

Dalfen Industrial is seeking a Financial Analyst to join its expanding Capital Markets team based in the Dallas head office. This role is pivotal in supporting the Capital Markets team across various functions including Asset Management, Portfolio Management, and Financing activities. The Analyst will work closely with regional teams to conduct lease analyses, update disposition models, and perform market data analyses. The position requires a proactive approach to updating and tracking asset management metrics across the portfolio, such as retention rates, rent increases, rental growth, and renewal percentages. In the realm of Portfolio Management, the Analyst will evaluate and update the investment portfolio's performance for investor reporting and internal quality control. This includes maintaining and monitoring portfolio-level Key Performance Indicators (KPIs) to facilitate decision-making processes regarding exposure, return, occupancy, rent growth, and capital allocation. The Analyst will also track investment portfolio activities, which encompass acquisitions, developments, financing, dispositions, rent rolls, capital expenditures, and hedging. Additionally, the role involves performing scenario analyses on portfolio-level decisions, including sale, hold, refinance, and stress testing. On the Financing side, the Analyst will prepare analyses and offering materials for equity and debt sourcing. This includes conducting research, financial modeling, market and property analysis, and drafting executive summaries. The Analyst will also monitor the firm's debt portfolio and maintain various dashboards and trackers to ensure compliance with loan covenants. Furthermore, the role requires assisting in evaluating different financing or partnership alternatives by compiling detailed bid matrices and calculations.

Responsibilities

  • Collaborate with regional teams on lease analysis, updating the disposition model, and market data analysis.

Requirements

  • Bachelor's degree from a top tier accredited institution.
  • 1 to 3 years of professional experience in Real Estate, Brokerage/Investment Banking, or Commercial Banking.
  • Chartered Financial Analyst (CFA) or Master's degree is an asset.
  • Argus certification or Excel modeling training is a strong asset.
  • Extensive modeling experience and advanced proficiency in MS Office Suite (Excel & PowerPoint).
  • Highly self-motivated and accountable, results-oriented.
  • Highly analytical and process-oriented with strong project management and problem-solving skills.
  • Strong verbal and written communication skills, detail-oriented.
  • Ability to work independently in a dynamic, fast-paced environment.
