The Floating Assistant Community Manager plays a crucial role in the effective management of apartment communities under Shea Properties. In this position, the Floating Assistant Community Manager will be responsible for a variety of tasks, including the administration of leasing office operations, data management, and the implementation of marketing strategies. The role involves direct interaction with residents and potential tenants, requiring excellent communication skills and a strong customer service orientation. The Floating Assistant Community Manager will also oversee the input of data into property management software, ensuring accuracy and compliance with state laws and company policies. The Floating Assistant Community Manager will be expected to lead daily meetings, supervise leasing staff, and coordinate with maintenance teams to ensure smooth operations. Responsibilities

  • Assist the Community Manager in managing the apartment community effectively.
  • Oversee day-to-day leasing office operations and ensure a positive working environment.
  • Direct the leasing staff and recommend marketing and leasing strategies.
  • Supervise the input of data into property management software and process related reports.
  • Review and approve move-out statements and resident rental applications in accordance with Fair Housing requirements.
  • Coordinate with leasing and maintenance staff for scheduled move-ins and ensure apartments are inspected prior to move-in.
  • Review Yieldstar pricing and submit recommendations to the Community Manager.
  • Maintain resident and vendor files, ensuring completeness and accuracy of documentation.
  • Prepare and deliver all legal and formal notices in compliance with California Civil Code.
  • Ensure maintenance of all account records and transactions, including NSF's and rent allowances.
  • Prepare weekly reports accurately and timely.
  • Recruit, hire, and train leasing staff under the Community Manager's direction.
  • Conduct annual reviews for direct reports and implement Professional Development Plans (PDP).
  • Oversee weekly sales meetings and encourage participation in industry networking events.
  • Perform other duties as assigned.

Requirements

  • Effective oral and written communication skills.
  • Understanding of accounting principles and budget processes.
  • Customer service experience in property management, hospitality, retail, or real estate.
  • Proficient with Microsoft Office products and Yardi preferred.
  • Minimum of 2 years property management experience, with at least 1 year at the management level.
  • High School Diploma or equivalent; some college courses preferred.

Nice-to-haves

  • Experience in negotiating rent increases and lease renewals.
  • Knowledge of marketing concepts and data analysis.
  • Ability to lead by example and motivate staff.
