About the position

The Floating Assistant Community Manager plays a crucial role in supporting the leadership of community leasing processes and operations within Bell Partners, a national leader in multi-family housing. This position is designed for individuals who are passionate about creating communities that residents are proud to call home. The Assistant Community Manager is responsible for motivating community staff members to provide exceptional service to residents, ensuring a high level of resident satisfaction. In the absence of the Community Manager, the Assistant Community Manager may assume leadership responsibilities, making this role vital for maintaining operational continuity across properties. The Floating Assistant Community Manager will rotate between two or more properties in the local area, providing assistance as needed. A valid driver's license and the ability to travel within the NC Triad area are essential for this role. The responsibilities include assisting the Community Manager with oversight of the leasing team, supporting Leasing Consultants in the leasing of apartments while ensuring compliance with Fair Housing guidelines, and verifying potential resident applications. The Assistant Community Manager may also be required to lease apartments as necessary, post rental collections, make bank deposits, and oversee the administration of accounting functions for the community. Regular meetings with the Community Manager and Regional Manager will be held to discuss community performance, and the Assistant Community Manager will conduct monthly market surveys to recommend pricing changes. Maintaining and updating resident lease files and computer records, processing notices to vacate, managing delinquency, and coordinating resolutions for resident concerns are also key responsibilities. The role requires strong interpersonal skills, exceptional customer service, and the ability to manage time effectively while multitasking. The Assistant Community Manager must demonstrate support for Bell's core values and strategic drivers, presenting a professional image and being resourceful and well-organized.

Responsibilities

  • Assist the Community Manager with oversight of the leasing team and training.
  • Support Leasing Consultants in the leasing of apartments and ensure that Fair Housing guidelines are followed; verify potential resident applications; may be required to lease apartments as necessary.
  • Post rental collections, make bank deposits and oversee the administration of accounting functions for the community.
  • Meet regularly with Community Manager and Regional Manager to discuss community performance.
  • Conduct a monthly market survey and recommend pricing changes.
  • Maintain and update resident lease files and computer records for the community, including generation of reports.
  • Process notices to vacate & manage delinquency/file evictions as necessary and all necessary associated collections activities.
  • Field resident concerns and coordinate resolution with Community Manager or other member of the leadership team.
  • Perform administrative duties as assigned by the Community Manager.
  • Additional duties as assigned.

Requirements

  • BA/BS preferred but not required; relevant experience will be considered.
  • 1+ years' experience in a property management role preferred.
  • Previous leasing experience strongly preferred.
  • Previous experience in bookkeeping or collections a plus.
