About the position

The Floating Leasing Consultant at Avenue5 Residential in Fort Myers, FL, is responsible for managing all activities related to apartment rentals, including move-ins, move-outs, and lease renewals. This role focuses on providing excellent customer service to prospective and current residents, ensuring maximum occupancy, and promoting resident retention and satisfaction. The consultant will also handle administrative tasks, maintain accurate records, and support management in various capacities.

Responsibilities

  • Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals.
  • Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction.
  • Generate and handle traffic, qualify prospective residents, lease apartments, and prepare lease documentation.
  • Ensure model apartments are in touring condition.
  • Orient prospective and current residents to the property.
  • Process renewal paperwork and ensure documentation is delivered to current residents monthly.
  • Maintain accurate and detailed records of traffic activity by entering applicable information into the computer.
  • Follow up with all prospective residents via phone, mail, or email.
  • Convert phone traffic into scheduled appointments with prospective residents for property tours.
  • Inspect apartments prior to resident move-ins and coordinate move-in/out needs with the maintenance team.
  • Create and maintain confidential resident files, reviewing move-in paperwork with new residents.
  • Complete weekly leasing reports accurately and timely.
  • Ensure all open and close procedures are completed daily.
  • Assist with ongoing resident relations throughout the occupant's tenancy by responding to requests promptly and accurately.
  • Shop competitive properties and inspect buildings and grounds for safety and cleanliness.
  • Assist with processing work order requests for residents and ensure timely completion.
  • Support management by providing clerical support such as answering phone calls, filing, and processing property invoices as needed.
  • Assist with planning and implementing resident activities to increase retention.
  • Comply with all company policies and applicable health and safety rules.

Requirements

  • High school diploma is required.
  • Minimum of one year of previous sales experience is preferred.
  • One year of previous residential leasing experience is preferred.
  • Ability to commute around the Fort Myers, FL area up to 50% of the time.
  • Excellent customer service and interpersonal skills.
  • Prior experience in Yardi Voyager or another equivalent system is preferred.
  • Basic knowledge of Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel.
  • Strong organizational and time-management skills.
  • Must have a valid driver's license, clean driving record, and current auto insurance.

Nice-to-haves

  • Experience in property management or real estate is a plus.
  • Familiarity with Fair Housing laws and regulations is beneficial.
