The Floating Property Manager at Lloyd Companies plays a crucial role in managing affordable housing properties, ensuring they run smoothly and maintain high standards. Responsibilities

  • Arrive on time each day and catch up on missed calls or emails.
  • Walk all areas of the property to ensure cleanliness and presentation.
  • Schedule tours with potential residents to promote leasing.
  • Understand affordable program guidelines to qualify future residents.
  • Update property social media pages and plan resident events.
  • Utilize an outlook calendar for planning daily, weekly, and monthly tasks.
  • Ensure compliance with HUD & Section 8 requirements in records and files.
  • Check outstanding rent reports and communicate with residents about payments.
  • Schedule move-ins and ensure apartments are clean and ready.
  • Complete annual recertifications of residents.
  • Prepare for inspections and address any findings promptly.
  • Order inventory and price check options before purchasing.
  • Conduct move-out inspections and charge for damages as necessary.
  • Schedule vendors for maintenance and marketing of vacant apartments.
  • Resolve resident concerns using problem-solving skills.
  • Submit invoices for vendor payments promptly.
  • Communicate with maintenance teams to ensure timely completion of requests.
  • Collect bids for special projects and ensure quality at the best price.
  • Verify accurate pricing on property marketing websites.
  • Stay updated on company policies and procedures through training emails.
  • Treat all individuals equally and fairly, adhering to legal and ethical standards.
  • Maintain flexibility and readiness to handle unexpected tasks.

Requirements

  • Bachelor's degree in a related field or 1-2 years of equivalent experience in Property Management.
  • Strong communication skills and ability to build relationships.
  • Experience with Section 8 housing guidelines.
  • Proficiency in property management software and technology.
  • Ability to manage multiple tasks and prioritize effectively.
