About the position

The Director of Forward Planning at Williams Homes is responsible for supervising and directing the forward planning/project management team. This role involves overseeing due diligence reviews, budget management, plan and permit processing, and coordination of Homeowners Association (HOA) formation and management. The position is crucial for ensuring that business plan goals are met while managing multiple professional consultants and leading efforts for land acquisitions and entitlement approvals.

Responsibilities

  • Supervise and manage the forward planning/project management team to ensure business plan goals are attained.
  • Lead due diligence and feasibility review efforts for potential land acquisitions.
  • Manage and direct all aspects of obtaining entitlement approvals and plan permits for new residential communities.
  • Coordinate with architects, engineers, and other consultants in preparation of development applications and approvals.
  • Contract and manage consultants, ensuring compliance with schedules and scopes of work.
  • Prepare and maintain detailed project schedules and budgets in collaboration with other Operations Team leaders.
  • Act as a liaison with local, State, and Federal agencies, presenting at public meetings as necessary.
  • Facilitate community outreach efforts to mitigate impacts associated with land development efforts.
  • Serve as owner's representative on Homeowner Association and Condominium Boards, attending meetings as required.
  • Support project closeout and turnover of common area improvements to HOAs.

Requirements

  • Bachelor's Degree in Business, Economics, Accounting, Civil Engineering, Urban Planning, Architecture, Construction Management, or a similar discipline.
  • 5-10 years of experience in forward planning, civil engineering, or entitlements in the homebuilding or multifamily industry.
  • Solid understanding of Civil Engineering Principles and fundamental Real Estate and Urban planning concepts.
  • Proven strength in management, interpersonal, and presentation skills.
  • Comfortable reading and understanding construction plans, blueprints, and drawings.
  • Ability to manage multiple priorities efficiently and accurately.
  • Attention to detail and good organizational skills in a fast-paced environment.
  • Exceptional written and verbal communication skills.
  • Extensive knowledge in MS Office Suite, Adobe, DocuSign, and ability to learn company CRM.
