About the position

The Framing Estimator / Procurement Manager at Russell Square Consulting is responsible for analyzing project plans and specifications to create detailed estimates for framing materials, labor, and equipment. This role involves managing procurement processes, maintaining supplier relationships, and ensuring compliance with building codes while contributing to the overall project budget and cost-saving measures. Responsibilities

  • Analyze project plans, blueprints, and specifications to create detailed estimates of framing materials, labor, and equipment.
  • Measure and quantify materials required for the framing scope using software or manual methods.
  • Calculate the total costs of materials, labor, and equipment for framing, including allowances for waste and contingencies.
  • Assist in developing the overall project budget by accurately forecasting framing costs and providing input on cost-saving measures.
  • Propose cost-effective alternatives for framing materials and methods without compromising on quality.
  • Revise estimates and budgets as project scope changes or design modifications occur.
  • Maintain a database of historical framing costs to inform future estimates and budgeting.
  • Research and select suppliers for framing materials, ensuring competitive pricing and quality.
  • Build and maintain strong relationships with framing material suppliers and vendors.
  • Issue purchase orders for framing materials, ensuring quantities and specifications meet project requirements.
  • Oversee inventory levels of framing materials on-site, coordinating timely deliveries.
  • Plan procurement timelines based on construction schedules, considering lead times for materials.
  • Monitor framing material expenditures against budget forecasts and report variances.
  • Ensure all framing materials meet California building codes and standards.
  • Process and negotiate change orders related to framing as project conditions change.
  • Ensure contracts with suppliers cover all necessary legal and financial terms.
  • Provide regular reports on framing cost estimates, budget performance, and procurement status.
  • Ensure all framing costs are correctly assigned to the appropriate cost codes.

Requirements

  • A minimum of 10 years of experience in building construction with at least 5 years' experience in multifamily construction.
  • Multifamily framing experience is required.
  • Must have lumber and hardware takeoff experience.
  • High school Diploma or General Equivalency Diploma required.
  • Thorough knowledge of multifamily trades and ability to analyze construction documents.
  • Ability to read blueprints and remain flexible in a fast-paced environment.
  • Strong analytical and problem-solving skills.
  • Good understanding of Procore and Microsoft Office Suite or related construction management software.
  • Valid state-approved driver's license and ability to operate an automobile.

Nice-to-haves

  • Experience with construction management software other than ProCore.
  • Familiarity with California building codes and regulations.
