About the position

The Franchise Manager for Property Improvement Plans (PIPs) will collaborate with the lodging and development team, brand leaders, and the Architecture, Design & Construction (AD&C) team to create comprehensive PIPs for new deals. This role involves conducting site surveys, writing PIPs based on inspections or desktop reviews, and ensuring compliance with brand standards. The manager will also track and monitor PIPs until deal execution, while maintaining communication with various stakeholders throughout the process.

Responsibilities

  • Conduct comprehensive site surveys and property inspections to produce official Property Improvement Plans (PIPs).
  • Initiate, execute, and deliver physical and desktop property improvement plans using developed templates.
  • Assist in updating PIP templates as necessary.
  • Review drafted PIPs with the established review team and modify based on feedback.
  • Support the Lodging Development team by reviewing and modifying proposed PIPs during negotiations.
  • Manage the PIP process, including entering executed deals into the CRM system.
  • Convert documents to final PIP format for inclusion in the Franchise License Agreement.
  • Conduct follow-up site visits to monitor renovation progress when required.
  • Incorporate new brand standards and specifications into PIPs.
  • Analyze and report on PIPs as necessary.

Requirements

  • Demonstrated knowledge of ADA requirements and life safety standards.
  • Working knowledge of hotel design and renovation terminology.
  • Experience in hotel operations or a related field is preferred.
  • Ability to travel as needed, typically 10% to 25% of the time.
  • Strong interpersonal skills and ability to work with general managers, owners, and corporate staff.
  • Proficient in MS Excel, Word, PowerPoint, and electronic scheduling systems.
  • Excellent written and verbal communication skills.
  • Ability to multi-task and prioritize effectively.

Nice-to-haves

  • Experience in negotiating deals with developers and owners.
  • Familiarity with Dynamics or similar CRM systems.
