About the position

The Assistant Store Manager is responsible for overseeing the daily operations of a self-storage facility, ensuring excellent customer service, managing sales, and maintaining the property. This role involves handling customer inquiries, conducting inspections, managing financial records, and implementing marketing strategies to enhance the customer experience and drive sales.

Responsibilities

  • Manage the day-to-day operations of the self-storage facility.
  • Handle all customer inquiries or problems in a timely, courteous manner.
  • Implement, follow, and enforce procedures set forth in the Operations Policy & Procedure Manual.
  • Conduct routine inspections/audits of locks, gates, etc.
  • Sell store merchandise and storage rentals.
  • Take potential leads on tours of the facility.
  • Collect rent, deposits, and assessed fees in a timely manner.
  • Maintain accurate accounting records and manage petty cash funds.
  • Make past due calls to delinquent accounts.
  • Ensure cleanliness of units and maintain the office and common areas.
  • Market the facility according to guidelines from the home office or District Manager.
  • Maintain the physical appearance of the property, including lawn care and snow removal.
  • Handle emergency procedures such as fire and criminal activity.
  • Participate in training programs and conferences.
  • Train assistant managers on policies and procedures.
  • Ensure security and safety of all areas of the property.
  • Assist with inventory of unit contents when necessary.

Requirements

  • Exceptional customer service skills.
  • Open availability including weekends.
  • Ability to perform light maintenance and property upkeep.
  • Management experience in leasing, retail, or operations environment.
  • Previous experience in sales or marketing with a proven ability to generate business.
  • Effective verbal and written communication skills.
  • Energetic and open to new ideas and direction changes.
  • High School diploma or GED equivalent; college education is a plus.
  • Ability to stand for several hours and lift 25 lbs.
  • Valid driver's license with reliable transportation.
  • Completion of pre-employment background screening.
  • Previous experience in storage management is a plus.
