About the position

The Residential Maintenance Technician is a full-time position responsible for overseeing the physical operations of an apartment community. This role is crucial for the preservation and maintenance of the property, ensuring that all operations align with the policies and procedures set forth by the company. The technician will work under the direction of the Property Manager and will be involved in various maintenance tasks, including the management of maintenance personnel and vendors, as well as the administration of maintenance functions. Key responsibilities include monitoring and directing the scheduling of maintenance staff, accurately tracking inventory for repairs, and managing the turnover process. The technician will troubleshoot and repair mechanical systems, ensuring that service requests are completed satisfactorily and in a timely manner. Additionally, the technician will observe and report any potential safety hazards or liability concerns. Supervision of vendors and outside contractors is also a critical aspect of this role, ensuring that all work meets the company's quality standards. The technician will collaborate with the Regional Maintenance Coordinator to uphold company safety policies and will be expected to possess a comprehensive skill set in apartment maintenance, including plumbing, electrical work, painting, drywall, carpentry, and more. Strong communication skills, both written and oral, are essential for effective interaction with team members and residents. The role requires a valid driver's license and the ability to meet the physical demands of the job, functioning effectively in a customer service-oriented environment.

Responsibilities

  • Monitor and direct scheduling of all maintenance personnel and vendors.
  • Administer maintenance functions and accurately track inventory for repair and maintenance.
  • Oversee the turnover process and troubleshoot mechanical systems.
  • Ensure satisfactory and timely completion of service requests.
  • Observe and report potential liability concerns or safety hazards.
  • Supervise all vendors and outside contractors to ensure quality and completion of work.
  • Assist the Regional Maintenance Coordinator with company safety policies.

Requirements

  • 2 years of experience in maintenance, particularly in apartment maintenance.
  • Direct supervisory experience in a maintenance role.
  • Proficient in plumbing, electricity, painting, drywall, carpentry, locks, appliances, pools & spas, roofs, and life safety equipment.
  • Basic computer knowledge and strong written and oral communication skills.
  • Valid driver's license in good standing.
  • Ability to meet the physical requirements of the job.
