About the position

As a General Manager at Affinity Management Services, you will be responsible for fostering thriving communities by managing relationships with association boards, addressing unit owners' needs, overseeing vendor management, and handling the association's finances. This role is pivotal in ensuring the smooth operation and enhancement of community living environments.

Responsibilities

  • Develop and maintain a professional relationship with the Board of Directors and homeowners, addressing service requests and investigating complaints.
  • Foster relationships with association vendors to ensure cooperation and supervise the quality of their services.
  • Plan, direct, and oversee the implementation of systems for the protection of community assets and records.
  • Inspect the community and facilities to determine maintenance and security needs.
  • Communicate and enforce safety rules, investigate accidents, and prepare reports on property damage.
  • Prepare meeting agendas, manage records, and attend Board of Directors and special meetings.
  • Assist in preparing monthly financial reports, ensuring accuracy and variance trend analysis.
  • Manage the association's finances, understand financial statements, and guide the board in decision-making.
  • Prepare the association's annual budget, analyze expenses, and suggest funding for financial responsibility.
  • Prepare RFPs for job requests and analyze bids for project specifications.
  • Provide reports to the Board of Directors with recommendations to enhance community appearance and promote harmony among residents.
  • Respond to and act on association emergencies in a timely manner.
  • Manage major improvement projects, including preparing RFPs for projects exceeding $10,000 and overseeing vendor interactions.
  • Schedule and review staff assignments to ensure adequate coverage within the budget.
  • Review and approve payroll for direct employees and vendor invoices before payment.

Requirements

  • Bilingual (English, Spanish) preferred.
  • Active CAM License.
  • Minimum 5 years of management experience.
  • Experience with High-Rise Condominiums and HOA Management.
  • General computer skills.
