About the position

The Senior General Manager (SGM) is responsible for overseeing the management of specific assets, ensuring client and tenant satisfaction, and achieving financial results. This role involves conducting property inspections, managing construction projects, and administering service contracts while ensuring compliance with company policies. The SGM will also handle financial reporting, client service, business development, and team management, requiring a strong background in commercial real estate or property management.

Responsibilities

  • Conduct property inspections to determine necessary services and equipment.
  • Assign maintenance and repair duties to employees and obtain bids for additional work from contractors.
  • Manage major construction projects and review construction specifications or plans.
  • Administer service contracts and purchase supplies and equipment.
  • Ensure building operations are in line with company standards and procedures.
  • Develop property manuals and online systems.
  • Implement and update emergency evacuation procedures and life safety systems.
  • Assure compliance with company policies and procedures.
  • Assist in the preparation and review of annual jurisdictional forms and filings.
  • Prepare and implement annual budgets for revenue, operating expenses, and capital expenses.
  • Support the lease administration process and review lease agreements.
  • Manage the accounting and collection process in coordination with Client Accounting Services.
  • Review account aging reports and take appropriate actions.
  • Prepare and review financial statements and reports for clients.
  • Act as a secondary contact for tenants and meet with tenant representatives.
  • Provide necessary support and information to the property team.
  • Conduct periodic inventories and property condition assessments.
  • Cross-sell JLL services and participate in regional and national property management initiatives.
  • Promote JLL's reputation and capabilities to prospective tenants and clients.
  • Support the Regional Manager in new business presentations and RFP responses.
  • Develop and implement the Management Plan for assigned assets.
  • Set goals and objectives for employees reporting to the SGM.
  • Conduct performance evaluations and develop training programs and career paths.
  • Hire and manage on-site management and engineering personnel.
  • Manage multiple buildings and property teams independently.

Requirements

  • Minimum of an associate or bachelor's degree required; advanced degree is a plus.
  • Minimum of eight (8) years of commercial real estate or property management experience.
  • At least five (5) years of experience managing a team of four (4) or more people.
  • Experience in budget preparation/financial reporting, building systems, lease negotiation, documentation, and administration.
  • Ability to read, analyze, and interpret legal documents, business periodicals, professional journals, technical procedures, or government regulations.
  • Strong report writing and communication skills.
  • Ability to present information effectively to various stakeholders.
  • Proficient in financial calculations and analysis, including interpreting financial statements and calculating variances.
  • Strong problem-solving skills and ability to draw valid conclusions.
  • Proficient in using Microsoft Office and other necessary software programs.

  • LEED AP/Accreditation preferred.
  • Obtain the required real estate license within your jurisdiction.
