About the position

The General Manager is responsible for the daily management of a 534-unit luxury rental property in Astoria. This role involves overseeing all operations, managing staff, maintaining client relationships, and ensuring the property meets financial and operational goals. The General Manager will also handle budgeting, marketing strategies, compliance, and resident communications, while ensuring the property is well-maintained and meets all regulatory requirements.

Responsibilities

  • Manage the day-to-day operations of the assigned property.
  • Oversee all staff and operations of the luxury rental hi-rise.
  • Manage client/owner relationships through meetings and property tours.
  • Monitor cash funds of the property.
  • Participate in creating and presenting operational budgets and business plans.
  • Set rent rates and ensure timely collection of rent and fees.
  • Analyze market trends that may impact the property.
  • Implement marketing and leasing strategies to achieve occupancy and revenue goals.
  • Oversee lease enforcement processes and approve resident applications.
  • Develop and maintain a master turn list for units.
  • Assist residents and respond to communications in a timely manner.
  • Attend and run meetings with ownership as needed.
  • Oversee construction projects and compliance-related work.
  • Manage third-party amenity providers and ensure vendor insurance compliance.
  • Handle maintenance requirements of the property.
  • Process payables in a timely manner.
  • Commence legal and collection cases as needed.
  • Monitor illegal sublets and AirBnB rentals.
  • Draft arrears reports and handle eviction proceedings.
  • Ensure compliance with rent stabilization guidelines and regulatory requirements.
  • Review and approve weekly payroll for building staff.
  • Respond to social media reviews related to the building.
  • Prioritize building purchases and repairs.
  • Implement safety and security procedures.
  • Conduct interviews for potential building positions and coordinate background checks.
  • Prepare monthly construction draws for owner funding.
  • Seek methods to preserve client cash and find new income sources.
  • Be available during emergency situations.
  • Perform regular inspections for safety and maintenance.

Requirements

  • Bachelor's degree required.
  • NYS Sales license required (must obtain within 120 days).
  • Fair housing certificate preferred (must obtain within 60 days).
  • Industry certifications such as CPM, RPA, or ARM desirable.
  • 5-7 years of experience in NYC luxury residential rental property management.
  • Experience with new construction lease-up/building openings is strongly desirable.
  • Familiarity with Rent Stabilization Law and DHCR procedures.
  • Experience with NYC HPD/HDC, NYS HFA, and/or LIHTC affordable housing is desirable.
  • Experience with Local 32BJ building staffing and prevailing wage laws.

Nice-to-haves

  • Fair housing certificate preferred.
