About the position

The role involves managing all aspects of a high-profile asset or portfolio of commercial/retail properties for a single owner, focusing on marketing, operations, and financial activities. The position is based onsite in Pittsburgh, PA, and requires ensuring tenant satisfaction, compliance with policies, and effective property management.

Responsibilities

  • Responds to tenant needs and ensures prompt resolution of problems by administrative and technical staff.
  • Ensures services comply with policies, procedures, regulations, and contractual obligations.
  • Conducts regular property inspections and recommends or approves necessary alterations and maintenance.
  • Contracts for and supervises vendor services as required.
  • Markets and leases the property, qualifying and showing space to prospective tenants, and negotiating leases and renewals.
  • Coordinates tenant move-ins and move-outs, and conducts walk-throughs with tenants and the tenant improvement department.
  • Acts as the primary contact with property owners to ensure objectives are met and prepares timely reports.
  • Develops and controls annual budgets for operating and capital expenses.
  • Forecasts management plans and prepares monthly performance reports, explaining variances.
  • Collects rent and pays expenses according to lease terms.
  • Prepares legal notices and coordinates legal action as necessary.
  • Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges.
  • Negotiates early terminations of leases and provides lease analysis for client review.
  • Supports property sales by coordinating the due diligence process and monitoring outside brokers' activity.

Requirements

  • Bachelor's degree (BA/BS) from a four-year college or university.
  • Minimum of four to six years of related experience and/or training.
  • Real estate license required.
  • CPM or RPA professional designation or candidacy preferred.
  • Knowledge of Yardi or MRI preferred.
  • Advanced knowledge of financial terms and principles.
  • Ability to calculate intermediate figures such as percentages, discounts, and commissions.
  • Conducts sophisticated financial analysis.
  • Excellent written and verbal communication skills.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable, and friendly service to customers.
  • Ability to effectively present information and respond to critical issues.
  • Ability to comprehend, analyze, and interpret complex documents.
  • Ability to solve problems involving several options in various situations.
  • Advanced analytical and quantitative skills.
  • Intermediate to advanced skills with Microsoft Office Suite.
