About the position

As a General Manager at Trinitas Ventures, you will be responsible for overseeing the daily operations of the Atmosphere Lincoln property. Your primary focus will be on maximizing occupancy and enhancing the living experience for residents. This role requires a strong background in management, particularly in the student housing sector, and a commitment to providing exceptional hospitality.

Responsibilities

• Monitor the market to maximize pre-lease, retention, and occupancy potential.
• Supervise all staff, including hiring, training, and motivating property staff to achieve operational and leasing goals.
• Collaborate with the Leasing & Marketing Manager to promote the Balanced Life Program and ensure a quality pipeline of Community Assistant candidates.
• Build positive relations with the community, including university officials and local businesses.
• Create and implement budget goals that align with performance and established guidelines.
• Monitor revenue, expenses, and management contract obligations continuously.
• Handle resident concerns and requests promptly to ensure satisfaction and a positive experience.
• Oversee the turn process to ensure timeliness, quality, and organization, including managing evictions and lease releases.
• Schedule periodic inspections and implement a preventative maintenance schedule for common areas and facilities.

Requirements

• Bachelor's Degree in Business Management or a related field, or equivalent work experience.
• Minimum 2 years of previous experience in the Student Housing/Multi-Family industry.
• Knowledge of Equal Housing Opportunity (EHO) and local housing market.
• Proficient math and computation skills.
• Demonstrated leadership ability to direct a team towards established goals.
• Strong computer skills, including MS Office and property management software.
