About the position

The General Manager is responsible for overseeing the day-to-day operations of high-end, luxury rental residences and mixed-use facilities. This role involves managing various operational aspects, including maintenance, financial reporting, and lease management, while ensuring effective collaboration with residents, contractors, and employees. The General Manager must be available around the clock to address operational issues and emergencies, ensuring the property is well-managed and aligned with marketing strategies during lease-up and stabilization phases.

Responsibilities

  • Negotiate contracts with third parties for maintenance and upkeep of common areas.
  • Supervise administration and performance of staff and contractors.
  • Communicate weekly with building ownership regarding community issues and resident concerns.
  • Prepare and update a preventative maintenance schedule with the Facilities Manager.
  • Ensure compliance with applicable laws and regulations, including Fair Housing.
  • Manage unpaid rents and submit delinquency reports to tenants.
  • Maintain necessary Certificates of Insurance provided by residents.
  • Oversee accuracy of TAA Lease files for each unit.
  • Provide daily updates to the General Contractor regarding warranty and project coordination.
  • Establish and maintain human resource functions for employee motivation and retention.
  • Recruit, interview, hire, and discharge personnel in partnership with HR.
  • Assess and review job performance of subordinates regularly.
  • Conduct yearly performance reviews for direct reports and approve reviews for subordinates.
  • Prepare annual budgets and monthly variance reports, ensuring expenditures align with budget guidelines.
  • Ensure safety practices are followed by all personnel and visitors.
  • Maintain a clean and professional work environment.

Requirements

  • A four-year bachelor's degree in Real Estate Finance, Accounting, or Marketing from an accredited university.
  • A minimum of five years of property management experience in luxury high-rise settings.
  • Strong management experience in multi-family luxury lease-up and budget controls.
  • Proficiency in customer service principles and practices.
  • Ability to read and interpret complex documents and regulations.
  • Strong interpersonal, time management, and customer service skills.
  • Proficiency in Yardi, TAA Blue Moon, Building Link, SALTO Access Control, Key Track, and Microsoft Office Suite.

Nice-to-haves

  • Experience in mixed-use project management including hotel and retail operations.
  • Knowledge of real estate market conditions and trends in rental rates.
