About the position

The General Manager is responsible for overseeing the Property Management staff and managing a significant portfolio of properties. This role serves as the primary point of contact for third-party relationships and ensures compliance with property management policies and procedures. The General Manager will lead the property management team, track budget variances, oversee financial processes, and resolve tenant relations issues to maintain satisfaction.

Responsibilities

  • Direct, coordinate, and exercise functional responsibility for property management business.
  • Provide overall property management leadership through the development and interpretation of policies and programs.
  • Coordinate information flow and property management strategy.
  • Provide direction and leadership to Property Management staff, promoting reasonable career paths.
  • Track budget variances and ensure smooth recovery process.
  • Oversee the billing process including payment of invoices and disbursement of funds.
  • Monitor cash flow and cash requirements in conjunction with Property Manager.
  • Oversee preparation of reports, annual budget, and other documents for owner in accordance with the management agreement.
  • Support prompt collection of management fees and reimbursements to overhead.
  • Maintain interface with third-party owners, ensuring total contract compliance and accurate reporting.
  • Resolve tenant relations issues to ensure their satisfaction.
  • Perform regular property inspections with staff.
  • Oversee construction projects with Construction Manager, including approving construction contracts and invoices.
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.

Requirements

  • Bachelor's Degree in Business Administration or related discipline preferred.
  • 5+ years of real estate property management or related experience.
  • CPM, RPA, or CSM designation.
  • Possess real estate license.
  • Strong knowledge of finance and building operations.
  • Proven experience in management, evaluation, development, and motivation of subordinates.
  • Ability to effectively manage a team of professionals, including both employees and vendors.
  • Previous experience in analyzing and negotiating commercial lease and/or contract language.
  • Advanced knowledge of Microsoft Office Suite.
