About the position

The Hands-On Maintenance Supervisor role in St. Louis, MO, is a full-time position focused on overseeing maintenance staff and ensuring efficient management of maintenance requests for various properties. The role requires a proactive approach to project management, attention to detail, and the ability to work in a fast-paced environment while meeting deadlines. The supervisor will be responsible for both hands-on maintenance tasks and managing a small team of maintenance technicians.

Responsibilities

• Oversee Maintenance Staff, currently two full-time employees.
• Efficiently schedule maintenance requests for apartments, condominium associations, and other properties.
• Review work orders to ensure completion and proper documentation.
• Review and approve Maintenance Technician Time Cards.
• Manage inventory and order supplies as necessary.
• Complete maintenance work orders daily and train maintenance technicians when necessary.
• Be hands-on with maintenance projects and available for on-call emergency maintenance every 3 to 4 weeks.
• Assist the Property Manager in developing Requests for Proposals (RFPs) and assessing properties for future needs.

Requirements

• Problem solving and conflict resolution skills are essential.
• Must have reliable transportation and a valid driver's license.
• Proficient in Microsoft Outlook and Word.
• Proven track record of managing other employees is preferred.
• Proficient in general maintenance tasks.
• Ability to climb up to a 40-foot ladder and work on roofs and gutters.
• Comfortable working indoors and outdoors under pressure.
