About the position

The position involves providing maintenance services and supervision to maintenance staff at a large multi-use professional, retail, or residential complex. The role requires maintaining a professional image and attitude while adhering to the company's welfare objectives. The individual must be able to take direction from supervisors and maintain positive relationships with both management and non-management associates. The work schedule is from Sunday to Thursday, 3:30 PM to 12:15 AM, with Fridays and Saturdays off.

Responsibilities

  • Provide minor repairs and perform standard maintenance on equipment associated with buildings, grounds, fixtures, machinery, and lighting in common areas and tenant areas.
  • Interact with tenants for their maintenance needs where applicable.
  • Oversee preventive maintenance duties in accordance with established programs on all associated equipment.
  • Understand the operation of the Building Management System (BMS) as it relates to HVAC.
  • Assist in the development of preventive and scheduled maintenance programs.
  • Schedule and complete preventative and scheduled maintenance work orders.
  • Update equipment and building information for the preventative maintenance program in conjunction with the Maintenance Administrator.
  • Supervise setup of materials for promotions and special events.
  • Respond to and assign after-hours emergency calls and may be required to report back to the property after hours if needed.
  • Provide basic plumbing duties including inspecting, installing, repairing, and replacing pipes, fittings, and plumbing fixtures.
  • Provide basic electrical duties including inspecting, maintaining, and repairing lighting, wiring, and power circuits.
  • Provide basic carpentry duties including construction and repair of walls and partitions, drywall installation and repair, shelving and counter installation, and repair of doors and associated hardware.
  • Provide key cutting and locksmith duties when needed.
  • Provide basic ceiling tile/grid repair and installation.
  • Provide basic painting duties including drywall and plaster repair, painting, filling holes and cracks, and wallpaper repair and installation.
  • Perform other related duties as assigned.

Requirements

  • High School diploma or High School Equivalency Certificate preferred.
  • Valid Government issued ID.
  • Required to join Union of record at property if applicable.
  • Must attend school as designated by 32 BJ or as required by management.
