About the position

The Handyman is responsible for performing the day-to-day maintenance operations as directed at the community. This role requires a proactive approach to ensure that all maintenance tasks are completed efficiently and effectively, contributing to the overall upkeep and functionality of the property. The Handyman will work closely with the maintenance team and management to address any issues that arise and to maintain a high standard of living for residents. The position involves a variety of tasks, including routine maintenance, inspections, and repairs, ensuring that all areas of the property are well-maintained and safe for residents and staff alike. The Handyman will be expected to maintain regular and punctual attendance, work overtime hours as required to complete assignments/projects, and comply with all company policies and procedures. The role may involve working in various environmental conditions, including cold, hot, dusty, or loud environments. A strong emphasis is placed on maintaining a professional image and providing excellent customer service to residents and building staff. In addition to routine maintenance tasks, the Handyman will be responsible for completing assigned maintenance service requests in a timely manner, maintaining inventory lists for cleaning and maintenance supplies, and assisting with the preventative maintenance program. The role may also require participation in the emergency on-call program, ensuring that residents' needs are met promptly, even outside of regular working hours.

Responsibilities

  • Responsible for the completion of assigned maintenance service requests in a timely manner
  • Perform routine maintenance tasks in elevators, hallways, and amenities
  • Maintain inventory lists for cleaning and maintenance supplies
  • Complete daily inspection of property and notify Managers of any issues
  • Maintain the upkeep of grounds, amenities, building exteriors, and common areas
  • Prep and paint apartments based on turn schedule
  • Prepare make-ready units, including removing trash, cleaning, and painting
  • Paint common areas
  • Assist maintenance team with snow removal and landscaping
  • Replace, repair or adjust locks, cylinders, latches, door checks, springs knobs, hinges, and window blinds
  • Replace, repair or adjust receptacles, plates, sockets, switches, and lighting fixtures
  • Replace, repair or adjust plumbing parts and fixtures
  • Install smoke alarms and fire safety devices
  • Grout and replace wall tiles
  • Clear local waste line and drain stoppages
  • Clean filters for HVAC
  • Check and report leaks, damage, debris, and security issues
  • Report maintenance concerns for repairs on available apartments and common areas
  • Assist with the preventative maintenance program
  • Maintain excellent customer service with residents and building staff
  • Participate in the emergency on-call program if required

Requirements

  • High school diploma or equivalent
  • 1+ years' experience in property management or relevant maintenance fields
  • Proficient in computer programs, including Microsoft Office and Yardi
  • Ability to work with minimal supervision
  • Well organized with excellent time management skills
  • Knowledge of regulations and laws regarding property management
  • Maintain regular and punctual attendance
  • Work overtime hours as required to complete assignments/projects
  • Ability to work in cold/hot/dusty/loud environments
  • Comply with all company policies and procedures
  • Strong verbal skills
  • Strong customer service orientation
